The headline S$230,000 stack = maximum EHG (S$120,000) + Family Grant on a 4-room flat (S$80,000) + PHG living with parents (S$30,000) — available to lower-income first-timer families. Higher incomes phase down the EHG, which is why two households buying the same flat can receive very different totals.

No. Grants are credited to your CPF Ordinary Account and can only be used toward the flat purchase (price, downpayment, related costs). They also count toward the CPF refund — with accrued interest — if you sell later.

Generally no — most grants are for first-timer applicants. If you have enjoyed a housing subsidy before, you are usually a second-timer; different rules (and possibly a resale levy) apply. Edge cases exist, so check your status with HDB before planning around grants.

Yes. EHG phases out at S$9,000/month for families (S$4,500 for singles). The Family Grant follows the S$14,000 resale ceiling for families. PHG has no income ceiling but requires the property to be with or within 4km of your parents.
