Q2 2026 medians from 365 registered Punggol deals: 4-rooms around $680K in one of this year's biggest MOP waves. Prices, grants and the honest monthly numbers.

Only 7 executive flats changed hands in Q2, so that median moves a lot on a few deals. The 3-, 4- and 5-room rows, with 47 to 205 deals each, are the ones to trust. One median never tells the whole story for your block.

The local picture

One of 2026's biggest MOP waves

About 13,480 flats islandwide hit their five-year minimum occupation period in 2026, and Punggol carries one of the biggest waves. A lot of Waterway-era flats are turning five, and some owners are cashing out. You can see the effect in the bigger flats: 5-rooms eased from $806.5K in Q1 to $790K in Q2, while 3- and 4-rooms barely moved. More listings means more choice for buyers and slower weeks for sellers.

Who is buying: young families who want space and do not mind the distance, plus staff from the Punggol Digital District and the SIT campus buying near work. Value sits in 4-rooms a few LRT stops out; the premium is on blocks by Waterway Point and the waterway itself. Newer flats here mean newer fittings, so buyers compare on location and floor more than renovation.

What Punggol is actually like

Punggol is the newest of the three towns, with the youngest crowd. Waterway Point anchors the centre on the Punggol Waterway, and the waterway path is where half the town jogs at dusk. Punggol Coast MRT opened in late 2024 for the Digital District, where the SIT campus and JTC offices are filling in. Newer flats mean lifts on every floor and prams everywhere. Hawker food is at Northshore Plaza, One Punggol and the coffee shops under most blocks. The honest downside is distance. The NEL ride to town is long, and at peak hour you may not get a seat until Serangoon. If your life is in the northeast, that trade-off is easy. If you work in the west, count the commute honestly.

Grants & affordability

What a first-timer couple could pay here

Three grants stack on a resale purchase. All are credited to your CPF Ordinary Account, not paid as cash, and your HFE letter states your exact amounts before any seller can grant you an Option to Purchase.

Worked example: a 4-room at the Q2 median

Assumptions: first-timer SC couple, buying within 4km of parents, counting only the Family Grant and PHG. EHG is left out to stay conservative; any EHG you qualify for improves the numbers below.

The mortgage servicing rule (MSR) caps your repayment at 30% of gross income, so $1,973 a month needs roughly $6,600 household income on grants alone. Add a mid-tier EHG of around $50,000 and the monthly drops to about $1,803, within reach at about $6,000 income. Your HFE letter gives the exact figures for your income.
