Headlines tell you a building is closing. They rarely tell you what that does to the flat you own two MRT stops away. This is where I work through the stories that move Singapore property, with the numbers attached and my read at the bottom.

How I cover a story
I am a working agent, not a newsroom. I will not beat the wires on speed and I am not going to try. What I can do is the second half of the job, which most coverage skips.
- The facts, dated. What was announced, by whom, on which day, with the source named. If a figure came from a broker's estimate rather than the developer, I say so.
- The money. Who pays, who gains, and roughly how much. A redevelopment that needs a fourfold value uplift to make sense tells you more about the finished product than any press release will.
- The read. My opinion, labelled as opinion. Where I am guessing, I use the word guess.
- What to do about it. Buyer, seller, owner, tenant. Different people, different answers. Sometimes the answer is do nothing, and I will say that too.
