SkyResidence and SkyOasis @ Dawson: What the First Eleven Resales Tell Us
The two Tanglin Halt replacement projects on Margaret Drive have started resaling, and only 11 flats have changed hands so far. It is early — but one number already stands out. At SkyResidence, the same 62 sqm three-room flat sold for $680,000 on the 1st floor and $888,000 on the 43rd. That is $208,000 of pure altitude.
SkyResidence @ Dawson (blocks 30–37) and SkyOasis @ Dawson (blocks 39A–43A) are the Tanglin Halt SERS replacement projects on Margaret Drive, Queenstown. Their first resale transactions were registered in June 2026. As of 20 Sep 2026, 5 flats have resold at SkyResidence and 6 at SkyOasis. Three-room flats have sold between $680,000 and $888,000; a five-room at SkyOasis sold for $1,390,000.
Read this part first: eleven sales is not a market
Most seller guides would not admit this, so let me get it out of the way. Across both projects there have been 11 recorded resales. That is not enough to calculate a reliable median, and anyone who quotes you one from this sample is guessing with a straight face.
What 11 transactions can tell you is direction, and at SkyResidence the direction is unusually clear.
$208,000 for 42 floors
Four three-room flats have resold at SkyResidence. All four are 62 sqm. Sorted by floor, they look like this:
- Floor 1–03 — $680,000 ($1,019 psf)
- Floor 7–09 — $778,000 ($1,166 psf)
- Floor 22–24 — $795,000 ($1,191 psf)
- Floor 43–45 — $888,000 ($1,331 psf)
Every step up the building is a step up in price, with no exceptions. From the 1st floor to the 43rd, the gap is $208,000 on an identical flat — roughly $5,000 per floor.
SkyResidence rises to 47 storeys in a part of Queenstown where almost nothing else does. Above the surrounding rooftops the view opens up towards the city and stays open, and because the blocks are tall and slim the difference between floor 5 and floor 40 is genuinely a different flat. That is what the market is paying for.

SkyOasis behaves differently
Next door, the pattern does not repeat. SkyOasis three-room flats have sold in a narrow band between $780,000 and $830,000 across floors 10 to 25. A flat on the 13th floor sold for less than one on the 10th.
On this few sales that could be noise, unit condition, or simply an owner in a hurry. But it is worth knowing before you price: the altitude premium that is obvious at SkyResidence has not yet shown up next door, and pricing your SkyOasis flat as though it should is a decision to test the market rather than read it.

The latest transactions: August and September 2026
The two tables above are the complete record, which on eleven sales is short enough to read in full. This is the same data narrowed to the last eight weeks — the prices a buyer’s agent will be quoting at you right now.
These are the 5 most recent registered sales, newest month first and highest price first within each month. Not estimates, not asking prices — completed transactions, with the floor and block attached so you can find the row closest to your own unit.

Shown so every flat type that has ever resold here appears on this page, even where the latest sale predates the window above.
No 4-room flat has resold here yet. Not a data gap — there is simply no registered transaction of that type to report, so anyone quoting you a 4-room price for this project is working from a listing, not a sale.
Confirm your own MOP date before you plan anything
Both projects are SERS replacement developments for former Tanglin Halt residents, and the resale eligibility rules for replacement flats are not identical to those for an ordinary BTO. Resales here began in June 2026, earlier than a straight five-year count from the 2022 lease start would suggest.
Rather than infer your date from anyone’s guide, including this one, check it directly: HDB shows your flat’s exact MOP completion date in the My HDBPage portal, and it is the only date a solicitor will act on. If it says you are not there yet, nothing else on this page applies to you for now.
What a Margaret Drive sale leaves you
These flats sit in Queenstown, minutes from Queenstown MRT and one stop from the city fringe, which is why three-room flats are clearing $1,331 psf. It is also why the CPF arithmetic bites: a higher sale price means a larger CPF refund plus accrued interest before anything reaches you.
Work it through with the CPF refund and accrued interest guide, and if the next move is private, the HDB-to-condo upgrade guide covers the ABSD timing that decides whether you buy first or sell first.
Where these numbers come from
Every figure on this page comes from 11 completed resale transactions registered with HDB between June and September 2026. The source is HDB’s own resale register, published through data.gov.sg — the same data behind the Resale Flat Prices e-Service. Nothing here is a listing price, an asking price or an estimate. Captured 20 Sep 2026.
Registered prices lag the actual agreement by roughly three to eight weeks, so the most recent month is always incomplete and will fill in later.
Eleven sales is thin. Your valuation should not be.
With this few transactions, an online estimate for a Margaret Drive flat is close to worthless. Send me your block and floor and I will price it against the actual eleven, the wider Queenstown market and what is currently listed — and tell you honestly whether to move now or wait for the market to thicken.
