My take

The honest read on Bukit Timah Road GLS

$1,820 per square foot per plot ratio is the number to sit with. Among sites with a live launch window, only Peck Hay Road in District 9 carries a higher land cost. A developer that pays that much for land has already decided this will be an expensive project, and there is no version of the launch where it is not.

The buyer is Huang Hsiang Construction Corporation, a Taiwanese developer with a very thin Singapore track record. That cuts both ways. A new entrant paying top dollar often wants a flagship — better specification, more design ambition, a project it can point at. It also means you have no completed Singapore building to walk through and judge, which is a real gap when you are buying off a floor plan at $3,000-plus psf.

The site is small: 63,507 sq ft carrying 340 units. That is dense, vertical and urban — a tower, not an enclave. It also means a compact facilities deck. If you are coming from a sprawling suburban condo, calibrate your expectations now rather than at the showflat.

What the money is buying is position. This is the Newton end of Bukit Timah Road, inside the Core Central Region, within reach of three separate MRT interchanges and the Newton Circus food centre, and adjacent to the Novena medical belt. It is one of the most connected residential addresses in Singapore that is not actually in Orchard.

My honest concern is the exit. At a modelled $3,250-plus psf, you need Core Central Region prices to keep moving to make this work on resale, and the CCR has been the slowest-moving segment of the Singapore market for most of the last decade. This is a live-in address that happens to be expensive, not an investment thesis.

This suits you if you want to live centrally on two or three MRT lines, you place real value on the Newton–Novena position, and the quantum is comfortable rather than a stretch. It also suits anyone whose life runs through the Novena medical cluster.

Skip it if you are buying for yield or for a five-year flip. The land cost sets the entry price high and the CCR resale market has not rewarded that pattern. Skip it too if you need a track record you can walk through — this developer does not have one here yet.


Pricing

Bukit Timah Road GLS price: the highest live land cost in the D11 pipeline

The developer has not released prices. What follows is an estimate built from the land bid, not a price list.

Huang Hsiang paid $566.3 million, or $1,820 psf ppr, awarded on 12 November 2025. Among sites with a live launch window, only Peck Hay Road in District 9 sits above it.

For a Core Central Region project I model construction at $700 psf rather than the $520 I use for suburban launches, because CCR specification, basement carparking on a tight site and a higher finish level genuinely cost more. That single assumption moves the estimate a long way, so it is the one to challenge me on.

Two things this model cannot know: the unit mix, and how hard the developer wants to clear the first weekend. A mix weighted to compact units lifts the average psf without changing the maths above; a developer under ABSD time pressure prices at the bottom of the band and moves stock. When Huang Hsiang releases the real price list I will publish it here and leave this estimate visible next to it, right or wrong.


The site

The site: 340 units on a small, dense parcel

At 63,507 sq ft this is one of the smaller parcels in the pipeline, carrying 340 units. The tender implies about 311,000 sq ft of gross floor area, which averages roughly 915 sq ft per home.

That implied plot ratio — close to 4.9 — is high even for the Newton stretch of Bukit Timah Road, so I am treating the site-area figure as unconfirmed rather than presenting it as fact. If the real site is larger, the density is less extreme than it looks here. Either way, expect a tower rather than a low-rise cluster.

A small footprint constrains the facilities deck. There will be a pool and a gym; there will not be three pools, a tennis court and a function lawn. On a tight urban site that is normal, and the trade is location for space.

A note on the site-area figure. The 63,507 sq ft site area and the implied 311,000 sq ft of gross floor area work out at a plot ratio near 4.9, which is high even for this stretch. Treat the site-area figure as unconfirmed until URA's own tender sheet is checked line by line.

The unit mix, block count and facilities are not public yet. When the developer releases the e-brochure and floor plans I will publish them here rather than guess at them now.


Location

Where Bukit Timah Road GLS actually is

The site is on Bukit Timah Road at the Newton end, in District 11 — the inner segment of the road, not the Bukit Timah suburb people usually mean when they say the name. That distinction matters: this is a city-fringe address, not a leafy Sixth Avenue one.

Three MRT interchanges serve the wider area: Newton (North–South and Downtown lines), Novena (North–South) and Stevens (Downtown and Thomson–East Coast). Very few residential addresses in Singapore sit inside that kind of rail triangle.

Everyday life runs on Newton Food Centre, United Square and Velocity at Novena, and the Novena medical belt — Tan Tock Seng, Mount Elizabeth Novena and the surrounding specialist clusters. The Singapore Botanic Gardens are a short ride west. Several long-established schools sit in this area, but P1 distance bands are decided by a OneMap school-home query, so I will publish those only once measured.

Walking times are deliberately not published here. A station 400 m away on the map can be a 14-minute walk once you account for the actual footpath and the crossing. I measure each route on foot before the launch and publish the real figure then. Primary school distances are the same: they decide P1 ballot priority at the 1 km and 2 km bands, so they go up only after a OneMap school-home distance query, never from a marketing sheet.

Huang Hsiang Construction Corporation is a Taiwanese developer and contractor. Its Singapore development record is thin — this site is effectively its statement purchase here rather than the latest in a series.

I am not going to dress that up. When you buy a new launch you are partly buying the developer's delivery record: how the last project's tiles, joinery and lift lobbies actually came out three years after the render. With a developer new to this market you do not have that evidence, and you should price the uncertainty rather than ignore it.

The counterweight is incentive. A developer that has paid $1,820 psf ppr on its entry into a market has every reason to deliver something it can point at. Ask, at the showflat, who the appointed main contractor and architect are — in a case like this those names tell you more than the developer's does.

Buyer's Stamp Duty is payable by everyone. Additional Buyer's Stamp Duty depends on how many residential properties you already hold and on your residency: 20% for a citizen's second property, 30% for a third, and 60% for foreign buyers at 2026 rates. If the developer's Singapore track record is what is bothering you — and it should be at least a factor — Peck Hay Road and The Serra Residences are the two pipeline projects that answer that concern directly, one with CDL and one with Far East. For a Bukit Timah address at roughly half this land cost, The Sen is already selling in District 21 with a live price list.

  1. Preview. The showflat opens, usually for around two weeks. Walking in costs nothing, and registering for the e-application costs nothing and commits you to nothing.
  2. E-application and ballot. If registered buyers outnumber units, a ballot sets the order in which people pick. Ballot position is luck. Being registered in time is not.
  3. Booking day. Bring a cheque and an in-principle loan approval. Five percent secures the unit. Hesitation costs you your stack.
  4. Sale and Purchase. Within about nine weeks you sign the S&P and pay the next 15% in cash or CPF, plus stamp duties. Progressive payments follow construction from there.

There is no countdown on this page and there never will be. The only real deadline in a launch is the e-application window, and I will tell you the day it is announced.
