My take
The honest read on One Leonie Residences
Thirty-seven units. That is the defining fact, and everything sensible you can say about this project follows from it. A 37-unit development is not a condominium in the way most Singapore buyers use the word — it is closer to an apartment block with a lift lobby and a small pool.
Boutique scale has two real consequences. On the good side, scarcity: when you sell, there are 36 other units in the building rather than 800, and there is no wall of identical stock competing with you. On the bad side, maintenance: 37 households carry the entire cost of the lift, the pool, the security and the sinking fund. Expect a monthly figure that would look absurd in a suburban project.
Far East Organisation is Singapore's largest private developer and probably the most experienced at exactly this format. It has been building small, well-located Orchard-fringe blocks for decades, and it holds and manages a great deal of what it builds. That continuity shows in how its older buildings have aged.
The estimated TOP of 2028 is worth pausing on. For a project that has not launched, that is very soon — it suggests construction is either underway or about to be, which means a much shorter wait from booking to keys than anything else in this pipeline. For a buyer who wants to move in rather than wait out a progressive payment schedule, that is a genuine differentiator.
The 103-year lease recorded in the project data is unusual and I have not been able to verify it independently. Ninety-nine years is the Singapore norm; 103 would imply something particular about how the land was assembled. Ask the developer directly and get it in the sale documents rather than taking it from any website, mine included.
This suits you if you want a small, quiet, central address near Orchard and the river, you value scarcity on resale, and you can absorb boutique-project maintenance without flinching. The 2028 TOP suits anyone who wants keys sooner rather than later.
Skip it if you want facilities. Thirty-seven units cannot carry a tennis court and three pools, and pretending otherwise helps nobody. Skip it too if the maintenance figure would be uncomfortable — ask for it before you look at a single floor plan.

The developer has not released prices. What follows is an estimate built from the land bid, not a price list.
There is no public land cost for this site, because it did not come through a Government Land Sales tender. That removes the single most reliable early pricing signal, and I am not going to substitute a guess for it.
What will actually set the price here is the immediate Leonie Hill and River Valley market — what comparable stock in the surrounding buildings transacts at, adjusted for newness and for the scarcity of a 37-unit block. I will pull those comparables for you on request rather than publish a number I cannot stand behind.

Ask two specific questions at the showflat: the projected monthly maintenance per unit, and whether Far East will retain and manage the common property. On a boutique project both answers matter more than the kitchen brand.

Where One Leonie Residences actually is
The site is on Leonie Hill in District 9, in the pocket between Orchard Road and the Singapore River — the Leonie Hill, Grange and River Valley cluster. It is one of the most established residential addresses in central Singapore.
Somerset on the North–South Line and Great World on the Thomson–East Coast Line both serve the area, with the Orchard interchange a little further. Orchard Road is walkable in the literal sense; whether it is walkable in Singapore's heat at 2pm is a question to answer on site.
Everyday life runs on Great World City for the supermarket and cinema, the Orchard malls for everything else, and the River Valley and Killiney food strips. Green space is limited — this is a dense central address and the nearest real park is Fort Canning or the river promenade.

Far East Organisation is Singapore's largest private property developer and has built more private homes here than anyone else. Its portfolio runs from large projects such as Watertown and The Reef at King's Dock to a long series of small, central, well-located blocks of exactly this type.
What distinguishes Far East in the boutique format is that it retains and manages a great deal of its own stock. A developer that expects to still be involved with the building in twenty years specifies it differently from one that expects to hand over and leave.
Far East also holds The Serra Residences on Bassein Road in this same pipeline — a 133-unit freehold project in District 11. If boutique central living is what you are after, those two are the natural pair to compare.

The Serra Residences is the comparison I would run first. Same developer, same instinct for the boutique format, but freehold tenure — and on a small central block held for the long term, tenure matters more than it does elsewhere.

- Preview. The showflat opens, usually for around two weeks. Walking in costs nothing, and registering for the e-application costs nothing and commits you to nothing.
- E-application and ballot. If registered buyers outnumber units, a ballot sets the order in which people pick. Ballot position is luck. Being registered in time is not.
- Booking day. Bring a cheque and an in-principle loan approval. Five percent secures the unit. Hesitation costs you your stack.
- Sale and Purchase. Within about nine weeks you sign the S&P and pay the next 15% in cash or CPF, plus stamp duties. Progressive payments follow construction from there.
There is no countdown on this page and there never will be. The only real deadline in a launch is the e-application window, and I will tell you the day it is announced.
