My take

Is Hougang Central Residences worth buying?

A note on the name. You will see this development called three things: the Hougang Central GLS site (the tender name), Hougang Central Condo (what agents called it before a name emerged) and Hougang Central Residences (what most listings use now). They are all the same project. The developer has not announced a final name, so treat every one of them as provisional.

Hougang Central Residences is, in my view, the most significant mixed-use integrated launch in District 19 since Sengkang Grand Residences. The site went for $1.5 billion ($1,179 psf ppr) on 14 January 2026. CapitaLand Development and UOL Group build the homes in a 50:50 joint venture; CapitaLand Integrated Commercial Trust (CICT) develops and wholly owns the commercial component. It will reshape the centre of Hougang.

The headline draw is connectivity: planned direct integration with Hougang MRT Interchange, serving both the established North-East Line (NEL) and the upcoming Cross Island Line (CRL). Combine that with roughly 300,000 sq ft of net lettable retail — which CapitaLand says will be the largest mall in Hougang — a new bus interchange and a town plaza, and daily convenience is the core of the case.

This project suits you if you value absolute daily convenience where rain-free MRT access, groceries, dining, and schooling are literally at your doorstep. HDB upgraders from Hougang, Sengkang and Serangoon who want to stay in the area and hold for the long term are the natural buyers. No one can promise how its value will hold; what an integrated hub reliably gives you is daily convenience and a broad pool of future tenants and buyers.

Skip it if you are looking for low PSF entry points or quiet, isolated landed enclave vibes. At my estimated $2,450 to $2,650 psf, this is a stretch against The Florence Residences at roughly $1,750–$1,900 psf resale, and you are paying most of that gap for the MRT concourse downstairs. If you would not use that connection daily, the premium is hard to justify. Run a rental-yield stress test against Kovan Melody and The Florence Residences before you commit.

Hougang Central Residences price: indicative PSF and breakeven

The developers will officially release price lists closer to the 1H 2027 preview. Below is an analytical breakeven breakdown based on the official URA GLS tender bid of $1.5 billion ($1,179 psf ppr).

Understanding the integrated premium (my opinion, not a published statistic): in my experience, integrated transport-hub developments tend to trade at a premium over standalone condos in the same district, in the region of 15% to 25% in the cases I have followed, because of rental demand, liquidity and the mall below. Treat that range as a judgement, not a forecast. Before booking, determine your maximum purchase ceiling using your TDSR and loan eligibility.

When the developer issues the official price list, it will be published on the project site: Hougang Central Residences pricing. Until then, every psf figure on this page — including mine — is an estimate.

Site & units

Expected site plan and unit mix

The site runs to 504,820 sq ft (46,900 sqm) at a plot ratio of 2.5. CapitaLand and UOL have said they will build approximately 830 residential units above the retail podium. The unit breakdown below is my own projection from the site area and plot ratio — the developer has published no unit mix, and the final count may move.

Indicative Unit Breakdown

Bedroom Type Est. Size Range (sq ft) Target Demographic
1-Bedroom / 1-Bed + Study 450 – 550 sq ft Investors, Singles, Young Professionals
2-Bedroom / 2-Bed Premium 650 – 780 sq ft Young Couples, Small Families, Upgraders
3-Bedroom / 3-Bed Premium 900 – 1,150 sq ft Family Own-Stay, HDB Upgraders
4-Bedroom / 4-Bed Premium 1,250 – 1,500 sq ft Multi-Generational Families
5-Bedroom / Penthouses 1,650+ sq ft Premium Buyers, High Net Worth Families
Total Residential Units ~830 Units (announced)

Facilities and commercial integration: a development of this size normally carries the usual resort-style set — lap pool, clubhouse, gym — plus direct lift access down to the retail mall, supermarket and MRT concourse. None of that is confirmed. No facilities plan has been published, so treat the list as the standard expectation for an integrated project, not as a specification.

Location

Hougang MRT interchange, the new mall and nearby primary schools

Seamless rail and bus transit hub: Hougang Central Residences sits directly atop Hougang MRT Station (NE14 / CR8). The North-East Line provides direct 20-minute rides to Dhoby Ghaut and Chinatown, while Phase 1 of the Cross Island Line (opening ~2030) will connect directly to Ang Mo Kio, Pasir Ris, and Changi Aviation Park.

Retail and dining at the doorstep: CICT has announced roughly 300,000 sq ft of net lettable retail space, which it expects to be the largest mall in Hougang. (The tender allowed up to 430,556 sq ft of commercial gross floor area; the two figures measure different things and both have been reported.) It sits alongside Hougang Mall, the new Hougang Bus Interchange and Hougang Sports Hall.

Developer

Hougang Central Residences developers and their track record

Three listed entities are behind Hougang Central Residences — two building the homes, one building and keeping the mall:

  • CapitaLand Development — 50% of the residential joint venture. Behind CanningHill Piers, One Pearl Bank and Jewel Changi Airport.
  • UOL Group — the other 50%. A long-established residential developer: Clavon, Avenue South Residence, Watten House, Tre Ver.
  • CapitaLand Integrated Commercial Trust (CICT) — develops and wholly owns the commercial component. Its malls include Plaza Singapura, Bugis Junction and Junction 8. A REIT that keeps the mall it builds has a reason to curate it properly for the long term, which is not true of every integrated project.

The pair’s recent record (CanningHill Piers, Avenue South Residence and others) is a reasonable guide to build quality, though no developer’s record guarantees a result.

Hougang Central Residences: frequently asked questions

99-year leasehold. The site was awarded on 14 January 2026 under the URA Government Land Sales programme to CapitaLand Development and UOL Group, who build the homes in a 50:50 joint venture, with CapitaLand Integrated Commercial Trust (CICT) developing and wholly owning the commercial component.

Showflat previews and public sales are expected in 1H 2027. The developer has not confirmed a date. Leave your contact details and I will send the official dates the day they are issued.

It is planned to connect directly to Hougang MRT Station (NE14 / CR8), an interchange for the North-East Line and the Cross Island Line, which opens around 2030.

No price list has been released. Working back from the $1.5 billion land tender ($1,179 psf ppr), my own estimate for the launch average is $2,450 to $2,650+ psf. That is my estimate, not a developer figure.

Holy Innocents' Primary School and Montfort Junior School are expected to fall within 1km of the site. Distance decides priority within a registration phase, not across phases, and MOE measures from your registered address, so check your own address on SLA's OneMap School Query before relying on it.

Yes. It is a private residential development, so foreigners may buy, subject to the prevailing 60% ABSD for foreign buyers.
