Layouts
Chuan Park floor plans, and which of them you can still buy
8 layouts from the developer's filing for Chuan Park (4 with units still unsold). Quote the layout code in the caption when you ask me about a unit; it is how the developer's own list is organised.
A plan tells you the shape; it does not tell you the outlook, the afternoon sun or what the unit above is doing. Ask me those before you fall for a layout.
The site
Chuan Park site plan: where the blocks sit and what faces what
Chuan Park puts 916 units on 401 sq ft of land — 22842.9 units for every 10,000 sq ft of site. High for Singapore, so check the distance between facing blocks on the plan before choosing a stack.
Block addresses: Lorong Chuan, filed as residential highrise. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

Price
Chuan Park prices against the rest of D19
The unsold units run from $3,234,900 to $3,312,300, at $2,682 to $2,700 psf. Read that as the range of what is left rather than what the project launched at.
At $2,682 psf, Chuan Park is the most expensive of the 2 launches still selling in District 19; the district median is $2,350 psf. Below it: Jansen House ($2,017).
The new launch price list puts these numbers side by side with every other project still selling.
My read
My view on Chuan Park
9 units remain at Chuan Park, across 6 layouts: C3b (3 bedroom, 3 left, $3,245,645 to $3,391,100); C3-m (3 bedroom, 2 left, $3,234,900 to $3,356,500); C3-m-P (3 bedroom, 1 left, $3,240,000); C3-P (3 bedroom, 1 left, $3,144,915 to $3,240,000); C3a (3 bedroom, 1 left, $3,175,093 to $3,320,900); Shop 2 (shop, 1 left, price on application).
With so few left, the layout matters less than the exact unit: its floor, what it faces, and why it has not sold. Ask me for those three things first.
99.0% sold means you are looking at the end of the run: 9 units remain. Expect no discount — at this point the developer has no reason to give one — and ask the obvious question about any unit you like: why did nobody take it?
It is also the most expensive entry in D19, at $2,682 psf against a median of $2,350. A premium is only worth paying for something you can point at. Work out what you are paying it for, because tenure is not the answer here.
A 2028 completion keeps the wait short. It is still an off-plan purchase, but you are not committing to half a decade of progressive payments before you move in.
At 916 units this is a big project, and scale cuts both ways. You get the full facilities deck and a maintenance base large enough to carry it. You also get several hundred neighbours holding layouts identical to yours, which is who you compete with when you come to sell or rent.
Only about 1% separates the cheapest and dearest remaining psf ($2,682 and $2,700), so the leftover stock is fairly uniform.
It suits you if
one of the 9 remaining units is exactly right for you and you do not need a wider choice.
Skip it if
you want to compare several units side by side; there are only 9.

Chuan Park renders: the project as drawn
Treat all 7 as artist's impressions: the developer's renders of the design, not photographs.
Completion is filed as Q4 2027, so nothing here can be checked against the finished building yet. The landscaping in particular is drawn at maturity, which is several years after handover. Block positions and distances between towers are fixed at this stage in a way that planting is not, so the site plan is the more reliable document.
The developer released some of these without a description, and I have left those uncaptioned rather than invent one.
Common questions
Chuan Park questions, answered plainly
As at 22 October 2026 the unsold units run from $3,234,900 to $3,312,300, at $2,682 to $2,700 psf. That is the range of what is still available, not the range the project launched at — once the cheapest units go, the bottom of the range rises without the developer changing a price.
9 of 916 as at 22 October 2026 (99.0% sold), per the PropNex register. It changes weekly — ask me for the current number.
2 types as at 22 October 2026: 8 × 3 bedroom (1206-1227 sq ft) from $3,234,900; 1 × shop (1,475 sq ft).
No. 9 units are still unsold as at 22 October 2026, though at 99.0% sold it is close.
It is 99-year leasehold. Of the 2 new launches still selling in D19, 1 is freehold or 999-year.
Expected 2028 on the register; the developer's record says Q4 2027. You buy off a plan and wait, with progressive payments through the build.
District 19, which covers Hougang / Serangoon, in the Outside Central Region. 1 other launch is selling there too.
9 as at 22 October 2026: 3 × C3b (3 bedroom, $3,245,645 to $3,391,100), 2 × C3-m (3 bedroom, $3,234,900 to $3,356,500), 1 × C3-m-P (3 bedroom, $3,240,000), 1 × C3-P (3 bedroom, $3,144,915 to $3,240,000), 1 × C3a (3 bedroom, $3,175,093 to $3,320,900), 1 × Shop 2 (shop, price on application). At that count availability moves without notice, so treat this as the position on 22 October 2026 and ask me for today's.
It is the most expensive entry in D19 at $2,682 psf, so you are paying for something specific — make sure you can name it. With 9 left you get no negotiation and little choice. Which unit matters more than which project, so send me the ones you are considering and I will give you my view on each.
