My read
The honest read on Parktown Residence
The stock is not spread evenly. DP2 (4 bedroom premium) accounts for 13 of the 26 unsold units at $3,677,000, which makes it the layout Parktown Residence is really selling right now.
At the other end, 2 layouts are down to one or two units. Those go without warning, so if one of them is what you want, ask me before you plan a viewing rather than after.
The lease started in 2023 and the project is due to complete in Jun 2030. That is 7 years of a 99-year lease gone before anyone moves in, leaving roughly 92 years from handover. Worth checking against anything else you are comparing on the same tenure — the label is identical, the clock is not.
Start with the take-up. 97.8% of Parktown Residence has sold, and 26 units remain. Nobody is negotiating with you at this stage. The developer covered its costs long ago, and what is left is what every earlier buyer walked past. That is not automatically a bad unit, but you should want to know why it is still there before you sign.

you have found a specific unit you like, you are comfortable that the choice is limited to 26, and you would rather move on a finished decision than wait for the next launch.
