What is left
Jansen House units still available
These are the unit types with stock left at Jansen House, as filed by the developer. The last column is the one to read first — it tells you how much choice you actually have, which the headline count does not.
Balance units and prices as at 6 September 2026. These are the developer's own figures for unsold stock, read from the PropNex register on that date. Availability moves daily — message me for a live count before you commit to anything.
| Unit type | Size, sq ft | From | Left |
|---|---|---|---|
| 3 Bedroom | 1012 | $2,041,000 | 1 of 9 |
Everything still unsold is the same type: 3 bedroom, 1,012 sq ft, from $2,041,000. There is no other type to choose between — that is the whole of what is left.
The 3 bedroom (1 left, 1,012 sq ft) is down to a single unit. Ask what is actually left before you plan a viewing; at this count the answer changes between the enquiry and the appointment.
By layout
Jansen House price list by layout, as at 6 September 2026
Every layout the developer filed for Jansen House, with the units built, the units still unsold and the price band against each. This is the closest thing to a published Jansen House price list that exists, and it is the developer's own figure rather than a portal's estimate.
The range across layouts runs $1,499,000 to $2,758,000 — a factor of 1.8. At that spread the layout you choose decides the budget, and the floor you choose only adjusts it.
Where a band shows a single figure, one unit of that layout is left and that is its price. Where it is wide, the difference is floor level and facing rather than the layout.
| Layout | Unit type | Price | Left |
|---|---|---|---|
| B2 | 3 Bedroom | $2,041,000 – $2,059,000 | 1 of 3 |

Layouts
Jansen House floor plans, and which of them you can still buy
These are the 8 layouts the developer filed for Jansen House, of which 1 still has unsold units. Each caption carries the developer's own layout code — that is the reference to quote when you ask me about a specific unit.
Only layout B2 still has a unit against it, so read the rest as a record of what Jansen House offered rather than as a menu. If a sold-out layout is the one you wanted, that tells you something useful about what to look for elsewhere.
The site
The Jansen House site plan
Jansen House puts 21 units on 16,593 sq ft of land — 12.7 units for every 10,000 sq ft of site. That is low density for Singapore, and low density is the one amenity a developer cannot add later. It shows up as distance between blocks and as ground you can walk on.
The blocks are addressed 25 Jansen Road, filed as residential lowrise. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

What Jansen House costs, and how that compares

My read
The honest read on Jansen House
There is one unit left at Jansen House: a 3 bedroom, the developer's layout B2, at $2,041,000 to $2,059,000. That single unit is the entire remaining inventory: 3 units of the layout were built and 2 have sold.
Which means the question is not whether Jansen House is worth buying in general. It is whether that one unit, at that one price, is worth it to you. If it is not, the project is closed and the comparison you actually want is with whatever else is selling in D19.
Start with the take-up. 95.2% of Jansen House has sold, and 1 unit remains. Nobody is negotiating with you at this stage. The developer covered its costs long ago, and what is left is what every earlier buyer walked past. That is not automatically a bad unit, but you should want to know why it is still there before you sign.
On price it is the cheapest entry in D19. $2,017 psf against a district median of $2,194 across 2 projects is a real gap, and gaps that size usually have a reason. Check the tenure, the unit count and which stacks the cheap units actually sit in before you treat it as a bargain.
Completion is 2027, so the wait is short by new-launch standards. You still buy off a plan rather than a finished unit, but the gap between paying and living in it is measured in a couple of years rather than five.
At 21 units this is a boutique block. Scarcity helps on exit and the maintenance is shared thinly, which usually means fewer facilities. Small projects also trade less often, so there is less price evidence to point at when you sell.
Practically, that makes Jansen House a one-unit decision: a 3 bedroom at $2,041,000 to $2,059,000, or nothing. Judge it against the other stock of that size on the market at that price rather than against the project's launch story.
Tenure is the other thing worth weighing. This is 999-year leasehold in a district where 1 of the 2 projects still selling are leasehold. Freehold holds value better over a long hold and costs more going in; whether that trade favours you depends entirely on how long you intend to keep it.
It suits you if
a 3 bedroom at $2,041,000 to $2,059,000 is what you were looking for anyway, and you would rather take a unit you can see than wait for a launch you cannot.
Skip it if
the 3 bedroom that is left is not the size or the budget you came for. There is nothing else here to move to — one unit is the whole inventory.

What Jansen House is meant to look like
All 5 of these are artist's impressions released by the developer, not photographs. They show the project as drawn rather than as built.
Completion is filed as TOP obtained 24 Mar 2026, so nothing here has been built yet. The landscaping in particular is drawn at maturity, which is several years after handover. Block positions and distances between towers are fixed at this stage in a way that planting is not, so the site plan is the more reliable document.
The developer released some of these without a description, and I have left those uncaptioned rather than invent one.
Common questions
Jansen House questions, answered plainly
As at 6 September 2026 the unsold units run from $2,041,000 to $2,041,000, at $2,017 to $2,017 psf. That is the range of what is still available, not the range the project launched at — once the cheapest units go, the bottom of the range rises without the developer changing a price.
1 of 21, so the project is 95.2% sold. That figure is from the PropNex register on 6 September 2026 and it moves. Message me for a live count before you commit to anything.
No. 1 unit is still unsold as at 6 September 2026, though at 95.2% sold it is close.
It is 999-year leasehold. Of the 2 new launches still selling in D19, 1 is freehold or 999-year.
Expected 2027. You buy off a plan and wait, with progressive payments through the build.
District 19, which covers Hougang / Serangoon, in the Outside Central Region.
Layout B2, a 3 bedroom, at $2,041,000 to $2,059,000. It is the only unsold unit in the project as at 6 September 2026. 3 units of that layout were built. If it has gone by the time you read this, message me and I will tell you straight rather than leave the page up as bait.
On price it is the cheapest entry of the 2 projects still selling in D19, at $2,017 psf against a $2,194 median. With 1 left you get no negotiation and little choice. The honest answer depends on which unit, and I would rather look at the actual stack with you than answer it in the abstract.
