By layout
Promenade Peak price list by layout, as at 6 September 2026
Every layout the developer filed for Promenade Peak, with the units built, the units still unsold and the price band against each. This is the closest thing to a published Promenade Peak price list that exists, and it is the developer's own figure rather than a portal's estimate.
The range across layouts runs $1,418,000 to $6,868,000 — a factor of 4.8. At that spread the layout you choose decides the budget, and the floor you choose only adjusts it.
Where a band shows a single figure, one unit of that layout is left and that is its price. Where it is wide, the difference is floor level and facing rather than the layout.
| Layout | Unit type | Price | Left |

| BS2 | 2 BEDROOM + STUDY | $2,201,000 – $2,544,000 | 30 of 40 |

Layouts
Promenade Peak floor plans — every layout below still has stock
These are the 8 layouts the developer filed for Promenade Peak. Each caption carries the developer's own layout code — that is the reference to quote when you ask me about a specific unit.
Prices across these layouts spread widely, so the plan you pick moves the number more than the floor you pick does. Work out the layout first and the stack second.
The site
Promenade Peak site plan: where the blocks sit and what faces what
Promenade Peak puts 596 units on 99,952 sq ft of land — 59.6 units for every 10,000 sq ft of site. That is dense, which usually means towers rather than spread, shorter distances between facing blocks, and facilities that get busy at the same hours.
The blocks are addressed 1 Zion Promenade, filed as residential highrise. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

My read
The honest read on Promenade Peak
The stock is not spread evenly. BS2 (2 bedroom + study) accounts for 30 of the 146 unsold units at $2,201,000 to $2,544,000, which makes it the layout Promenade Peak is really selling right now.
The lease started in 2024 and the project is due to complete in Feb 2031. That is 7 years of a 99-year lease gone before anyone moves in, leaving roughly 92 years from handover. Worth checking against anything else you are comparing on the same tenure — the label is identical, the clock is not.
Promenade Peak is 73.5% sold with 158 of 596 still available. That is the middle of a sales run, and it is usually the most comfortable place to buy: enough has sold that the market has passed judgement on the pricing, and enough is left that you still get a real choice of stack and floor.
On price it is the cheapest entry in D3. $2,775 psf against a district median of $2,928 across 3 projects is a real gap, and gaps that size usually have a reason. Check the tenure, the unit count and which stacks the cheap units actually sit in before you treat it as a bargain.
Completion is 2031, which is a long wait. That suits an investor with somewhere to live and a buyer who wants today's price for a home they need later. It does not suit anyone who needs keys soon, and progressive payments mean you carry the loan through the build.
The psf band is wide — $2,775 to $3,645, a spread of about 31%. That usually means the unsold stock still covers small and large units, or good and poor stacks. Averages are useless here; the specific unit is the whole decision.
With 158 units unsold you have genuine choice, which is rarer than it sounds. Most of what is still selling in the Rest of Central Region is down to double digits. Use the choice: compare stacks and floors rather than taking the first unit that fits the budget.
It suits you if
you want a reasonable choice of units without paying the premium the first buyers paid, and the D3 location works for how you actually live.
Skip it if
the D3 location does not work for you. No amount of pricing fixes a commute you will resent, and there are 2 other projects selling in this district alone.

What Promenade Peak is meant to look like
All 4 of these are artist's impressions released by the developer, not photographs. They show the project as drawn rather than as built.
Completion is still years out, which means everything here is a drawing of a decision, not a record of one. Specifications can change before handover. Read the renders for layout and orientation, and take the finishes as a statement of intent.
The developer released some of these without a description, and I have left those uncaptioned rather than invent one.
