What is left
River Modern units still available
The developer's own breakdown of what River Modern still has to sell, type by type. Start with the "left" column: a type with two units remaining is a very different conversation from one with forty.
Balance units and prices as at 22 October 2026. These are the developer's own figures for unsold stock, read from the PropNex register on that date. Availability moves daily — message me for a live count before you commit to anything.

The cheapest way into River Modern right now is a 2 bedroom of 538-646 sq ft, from $1,863,000, with 15 of 175 still unsold.
Watch the 3 bedroom (2 left, 904 sq ft). At two units, the table can be out of date by the time you call.
By layout
River Modern price list by layout, as at 22 October 2026
Layout by layout, what River Modern built, what is still unsold and what each costs, per the developer's filing. Portals estimate; this is the developer's own figure.
The cheapest layout still available is B2 (2 bedroom plus) from $1,888,000; the one with the most units left is B1, with 13.
Layout prices run $1,888,000 to $7,074,000 (3.7×). Budget decides layout here; floor level is secondary.
Where a band shows a single figure, one unit of that layout is left and that is its price. Where it is wide, the difference is floor level and facing rather than the layout.

The site
River Modern site plan: where the blocks sit and what faces what
River Modern puts 455 units on 126,325 sq ft of land — 36.0 units for every 10,000 sq ft of site. That is a high density: expect tall blocks, closer neighbours across the gap and a busy pool at weekends.
The blocks are addressed River Valley Green, filed as residential highrise. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

Price
What River Modern costs, and how that compares
Today's range, $1,863,000 to $7,074,000 at $3,374 to $3,866 psf, covers only the units still unsold — the launch pricing was a different list.
At $3,374 psf, River Modern is the most expensive of the 6 launches still selling in District 9; the district median is $2,790 psf. Entering lower: River Green ($3,321) and The Robertson Opus ($2,988).
The new launch price list puts these numbers side by side with every other project still selling.
My read
My view on River Modern
The stock is not spread evenly. B1 (2 bedroom) accounts for 13 of the 21 unsold units at $1,941,000, which makes it the layout River Modern is really selling right now.
At the other end, 2 layouts are down to one or two units. Those go without warning, so if one of them is what you want, ask me before you plan a viewing rather than after.
The lease started in 2025 and the project is due to complete in 2H 2030. That is 5 years of a 99-year lease gone before anyone moves in, leaving roughly 94 years from handover. Worth checking against anything else you are comparing on the same tenure — the label is identical, the clock is not.
95.4% sold means you are looking at the end of the run: 21 units remain. Expect no discount — at this point the developer has no reason to give one — and ask the obvious question about any unit you like: why did nobody take it?
No launch in D9 costs more to get into ($3,374 psf; median $2,790). Tenure does not explain it. A premium you cannot articulate is one you will struggle to recover on resale.
Keys in 2030 is a long way off. Fine if you already have a roof and want to lock in today's price; hard if you need to move soon, because you pay progressively through construction.
It suits you if
one of the 21 remaining units is exactly right for you and you do not need a wider choice.
Skip it if
none of the 21 remaining units is quite right. Settling for leftover stock is how buyers end up with regrets.

What River Modern is meant to look like
Treat all 5 as artist's impressions: the developer's renders of the design, not photographs.
With completion years away, finishes and landscaping can still change. Use these for the shape and orientation of the blocks, not for the details.
The developer released some of these without a description, and I have left those uncaptioned rather than invent one.

River Modern questions, answered plainly
As at 22 October 2026 the unsold units run from $1,863,000 to $7,074,000, at $3,374 to $3,866 psf. That is the range of what is still available, not the range the project launched at — once the cheapest units go, the bottom of the range rises without the developer changing a price.
21 of 455, so the project is 95.4% sold. That figure is from the PropNex register on 22 October 2026 and it moves. Message me for a live count before you commit to anything.

Expected 2030 on the register; the developer's record says 2H 2030. You buy off a plan and wait, with progressive payments through the build.
District 9, which covers Orchard / River Valley, in the Core Central Region. 5 other launches are selling there too.
It is the most expensive entry in D9 at $3,374 psf, so you are paying for something specific — make sure you can name it. With 21 left you get no negotiation and little choice. The honest answer depends on which unit, and I would rather look at the actual stack with you than answer it in the abstract.
