How Long Does It Take to Sell an HDB Flat in 2026? Week by Week
The short answer: three to five months from decision to completion. The long answer is below, week by week, with the parts you control and the parts HDB controls separated.
Every HDB resale has two halves. The first half is finding a buyer, which is the part you and I control: pricing, photos, reach, viewings. The second half is HDB's machinery, which nobody controls: cooling periods, the OTP window, the resale application, the completion appointment.
A well-priced flat in a decent location usually finds its buyer in 2 to 6 weeks of marketing. HDB's half adds roughly 8 to 12 weeks after the OTP is granted. Put the two together and the honest planning figure is three to five months, and I'd rather you plan on five and be pleasantly surprised.

Two clocks inside this are worth memorising. The 7-day cooling period after your Intent to Sell means you cannot grant an OTP in week one no matter how keen the buyer. And the 21-day exercise window means a granted OTP ties your flat up for up to three weeks, which is why we check the buyer's HFE letter before you grant anything.

What Actually Moves Your Timeline
Pricing is the throttle. Flats priced against recent transactions find buyers in weeks. Flats priced off a neighbour's headline number sit, and a listing that's been sitting for two months starts attracting low offers instead of viewers.
Your town's supply matters this year. About 13,480 flats reach MOP in 2026, with the biggest waves in Punggol and Tampines. In those towns, buyers have more choice, so marketing stretches and pricing has to be sharper. In mature towns with little new supply, well-kept flats still move fast.
The buyer's readiness matters as much as yours. A buyer with an HFE letter in hand and financing sorted moves through the mechanics without drama. A buyer who "falls in love first and checks eligibility later" can cost you your 21 days.
Condition and presentation. Flats that photograph well get the viewings. Decluttering and a weekend of minor fixes routinely beat a $10,000 price cut.
Things you can't change. Lease remaining, ethnic quota eligibility for some blocks, facing. These narrow or widen your buyer pool, and the honest valuation accounts for them at Week 0 rather than discovering them at Week 8.

Selling and Buying at the Same Time?
Then the timeline above is only half the map. On the sell-first route, budget five to seven months door to door, with the condo search running in parallel from about Week 8. On the buy-first route, your housing gap shrinks but the ABSD remission clock starts the day your purchase completes: six months to complete the sale of your flat, or the 20% ABSD you paid upfront becomes a real cost.

About three months, even with a buyer found in week one. The mechanics set the floor: a 7-day cooling period after your Intent to Sell, up to 21 days for the buyer to exercise the OTP, then roughly 8 to 12 weeks from OTP to the completion appointment. Fast marketing shortens the front end; it can't compress HDB's end.
Then something measurable is wrong, and it's usually price, reach or presentation, in that order of likelihood. The fix starts with the data: viewing counts, portal enquiries, and what comparable flats transacted at while you were listed. A price review against fresh transactions beats a hopeful wait almost every time.
Sometimes. A short extension of stay after completion can be arranged if the buyer agrees, and it's written into the sale terms upfront rather than negotiated at the end. If you need it, raise it before the OTP, because a buyer with their own timeline may not accept.
