My take
The honest read on Dunearn House
Start with the price list, because it says more than the brochure. 150 of 380 units are still available, which means the project is roughly 61% taken up. That is a respectable result, not a stampede, and it tells you the pricing is close to where this market clears rather than under it.
The distribution matters more than the headline. The small stock has moved: the 3 Bedroom + Study is down to one unit and the 4 Bedroom to four. What is left in volume is the large end — 30 units of 4 Bedroom Premium and 31 of 4 Bedroom Premium + Study, at $4,037,000 and up. If you want a big unit here you have real choice and some negotiating room. If you want a compact one you are picking from what other people passed over.
On price: $2,856 to $3,387 psf is genuine District 11 money, and you should judge it against the address rather than the island. The four-minute walk to Sixth Avenue MRT is the single most defensible thing about this site, because it is true today and does not depend on anything being built.
The Turf City story is the part to hold lightly. Being first into a 176-hectare redevelopment is a real advantage if it lands, but you are buying in 2026 for a precinct that arrives through the 2030s, and you live beside the construction in the meantime. That is a fair trade at the right price. It is not a reason to overpay.
What I would check before committing: the specific block and stack against the schools you care about, because a site addressed across five blocks does not sit uniformly inside any one-kilometre boundary; and what you are actually buying on the low floors, given Dunearn Road is a busy arterial.
This suits you if you want a District 11 address with a genuine four-minute MRT walk, you are buying for the Bukit Timah school belt, and you can hold long enough for Turf City to become something rather than a hoarding. The large four-bedroom stock is where the choice is.
Skip it if you need to move into a finished home — TOP is December 2030, so this is a four-year wait. Skip it too if you want a compact unit and are not willing to take what is left, or if the Turf City upside is the main reason you are interested, because that is the least certain part of the case.

The project has 380 units in total; the balance sits in types the availability feed no longer returns, which normally means they are done. I do not publish a headline "x% sold" off that, because the feed does not actually say it.
The site
The site: 380 units across five blocks
The development covers about 145,256 sq ft and is addressed across five blocks — 760, 762, 766, 768 and 770 Dunearn Road. Every unit in the price list on this page carries its block, because on a site laid out this way the block decides your outlook, your distance from the road and, in some cases, which side of a school boundary you fall.
The mix runs from a 527 sq ft 2 Bedroom up to a 1,378 sq ft 4 Bedroom Premium + Study, across eight unit types. The report accounts for 340 of the 380 homes; the remaining 40 sit in types it no longer returns, which is how a fully sold type appears in this feed.
The lease is 99 years from 30 September 2025, so a 2026 buyer takes roughly 98 years. Expected TOP is December 2030.

One price, not two
Every figure here is on the normal payment scheme, and that is the only scheme available. The deferred payment scheme is an executive condominium option only, so a private condominium like this one has a single price per unit and there is no second, higher deferred figure to compare against. If you have seen a project quoting two prices, it was an EC.

The location
Turf City is the whole argument
Dunearn House sits on the old Swiss Club stretch of Dunearn Road, and it is the first private residential development inside the Bukit Timah Turf City redevelopment. That is the reason to look at it, and the reason to think carefully about it.
Turf City is roughly 176 hectares of land the government has committed to redeveloping over the next two decades, with new housing, schools and an MRT station on the Cross Island Line. Buying first into a precinct like that means you buy before the amenity arrives, which is where the upside is. It also means you live through the construction, which is where the cost is. Both are real, and anyone who tells you only about the first half is selling.
What is already there does most of the work in the meantime. Sixth Avenue MRT on the Downtown Line is a four-minute walk by the developer’s measure, which puts Botanic Gardens interchange three stops away and the CBD inside half an hour. The address also sits in the middle of the Bukit Timah education belt, which is the single most durable reason this stretch of road holds its value.

Reading the colour key
The plan shades every unit type separately, and it is the quickest way to see where your layout actually sits. It shows nine unit types, which is worth noting because the live sales report only ever returns 8: the 3-Bedroom and 3-Bedroom + Flexi/Study bands on this plan are the two that are completely sold out, so they have dropped off the report entirely.
Two practical things the plan tells you that a price list cannot. The tennis court and the 50 m lap pool sit on the western side, away from Dunearn Road, and the deepest blocks from the road are 766 and 768. If road noise is a concern, that is where to look first — and I would still stand in the unit before deciding.

Every drawing carries its own key plan, so you can see which block and which corner the unit sits in before you shortlist it. On a site addressed across five blocks that matters more than usual: the same plan can face the Dunearn Road frontage or the quieter internal courtyard depending on the stack.

Between them that is 40 homes, and it is the reason the type table above stops at 340 rather than 380. If a plain three-bedroom is what you wanted here, the remaining route is the 3 Bedroom Premium or the 3 Bedroom + Study, which is down to a single unit.

Where Dunearn House actually is
The site is on the stretch of Dunearn Road by the Swiss Club, inside the Bukit Timah Turf City redevelopment area, in District 11.
Sixth Avenue MRT is a four-minute walk on the developer's measure. That is the Downtown Line: three stops to Botanic Gardens for the Circle Line, and into the CBD without changing. A Cross Island Line station is planned for Turf City itself, but it is not open and I would not price it in.
The bigger draw is the education belt. This stretch has one of the densest concentrations of primary schools in Singapore, and that is the reason Bukit Timah addresses hold value through cycles rather than only in good ones.
The honest counterweight: Dunearn Road is a major arterial, and a 176-hectare redevelopment next door means years of construction. Neither is a dealbreaker at the right floor and stack. Both are worth seeing in person before you sign.

The registered developer is Phoenix Dunearn Pte Ltd, the project company for this site.
Dunearn House is positioned as the first private residential development inside the Turf City redevelopment, which is a marketing claim and also a factual one — nothing else private has been launched inside that boundary.
As with any project company, the thing to read is the delivery record of the group behind it rather than the name on the paperwork. Ask me and I will pull what is on public record before you book.

This is a private condominium, so there is no eligibility gate — only stamp duty and financing.

Buyer's Stamp Duty is payable by everyone. Additional Buyer's Stamp Duty depends on how many residential properties you already hold and on your residency: 20% for a citizen's second property, 30% for a third, and 60% for foreign buyers at 2026 rates. Singapore Permanent Residents pay 5% on a first property. Work out your number on the ABSD calculator before the showflat, not after.

Two comparisons matter here. One is the other Dunearn Road site, which is a different project entirely despite the shared road name. The other is what else District 11 will offer you if you are willing to wait.

- Preview. The showflat opens, usually for around two weeks. Walking in costs nothing, and registering for the e-application costs nothing and commits you to nothing.
- E-application and ballot. If registered buyers outnumber units, a ballot sets the order in which people pick. Ballot position is luck. Being registered in time is not.
- Booking day. Bring a cheque and an in-principle loan approval. Five percent secures the unit. Hesitation costs you your stack.
- Sale and Purchase. Within about nine weeks you sign the S&P and pay the next 15% in cash or CPF, plus stamp duties. Progressive payments follow construction from there.
There is no countdown on this page and there never will be. The only real deadline in a launch is the e-application window, and I will tell you the day it is announced.

Prices run from $1,505,000 for a 527 sq ft 2 Bedroom to $4,653,000 for a 1,378 sq ft 4 Bedroom Premium + Study, which is $2,856 to $3,387 psf. Every unit available on 10 August is listed on this page with its own price, read from the PropNex unit report on 10 August 2026.
150 of 380 as at 7 September 2026. The 3 Bedroom + Study is down to a single unit and the 4 Bedroom to four. The larger 4 Bedroom Premium and 4 Bedroom Premium + Study still have the most choice, with 30 and 31 units respectively. Availability changes daily.
December 2030. The lease is 99 years running from 30 September 2025, so a buyer completing in 2026 takes a lease with about 98 years left on it.
The developer puts Sixth Avenue MRT at a four-minute walk. Sixth Avenue is on the Downtown Line, three stops from Botanic Gardens where you can change to the Circle Line. Bukit Timah Turf City station on the Cross Island Line is also planned for the precinct, but it is not open, and I would not pay for it today.
Phoenix Dunearn Pte Ltd. The project is 380 units across five blocks addressed 760, 762, 766, 768 and 770 Dunearn Road, on a site of about 145,256 sq ft.
Yes, and that is a large part of the case for it. The Bukit Timah and Sixth Avenue stretch has one of the densest concentrations of primary schools in Singapore. If you are buying with a specific school in mind, tell me which one and I will check the one-kilometre boundary against the actual block before you commit, because the answer differs by block on a site this size.
