What is left
8@BT units still available
The developer's own breakdown of what 8@BT still has to sell, type by type. Start with the "left" column: a type with two units remaining is a very different conversation from one with forty.
Figures as at 22 October 2026, from the developer's unsold-stock record on the PropNex register. Units sell between updates, so ask me for today's count before you decide.
| Unit type | Size, sq ft | From | Left |
|---|---|---|---|
| 1 Bedroom | 517 | $1,473,000 | 2 of 32 |
| 2 Bedroom | 624-829 | $1,904,000 | 10 of 48 |
| 4 Bedroom | 1356-1593 | $3,732,000 | 20 of 29 |
| Penthouse | 1356-1593 | $4,443,000 | 2 of 2 |
The bulk of it is 4 bedroom: 20 of 34 unsold, 1356-1593 sq ft, from $3,732,000. Expect the sales team to steer you there, because that is what they need to move.
Entry-level at 8@BT is the 1 bedroom: from $1,473,000 for 517 sq ft, 2 left of 32.
The 1 bedroom has sold fastest — 30 of 32 gone, 94% — while the 4 bedroom lags at 31%, with 20 of 29 left. Slow-selling types are where any flexibility on price tends to appear first.
Watch the 1 bedroom (2 left, 517 sq ft) and penthouse (2 left, 1356-1593 sq ft). At one or two units each, the table can be out of date by the time you call.
Oddly, 1 type shows no sales at all so far. Ask whether it was released late before you read anything into it.
By layout
8@BT price list by layout, as at 22 October 2026
Every layout the developer filed for 8@BT, with the units built, the units still unsold and the price band against each. This is the closest thing to a published 8@BT price list that exists, and it is the developer's own figure rather than a portal's estimate.
The cheapest layout still available is A1 (1 bedroom) from $1,473,000; the one with the most units left is D2, with 14.
Layout prices run $1,473,000 to $5,308,000 (3.6×). Budget decides layout here; floor level is secondary.
Where a band shows a single figure, one unit of that layout is left and that is its price. Where it is wide, the difference is floor level and facing rather than the layout.

With a wide price spread across layouts, choose the plan first; floor level only fine-tunes the price.
The site
8@BT site plan: where the blocks sit and what faces what
8@BT puts 160 units on 49,633 sq ft of land — 32.2 units for every 10,000 sq ft of site. That is dense, which usually means towers rather than spread, shorter distances between facing blocks and facilities that get busy at the same hours.
Block addresses: 6 & 8 Bukit Timah Link, filed as 2 blocks of 20-storey residential development. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

Price
8@BT prices against the rest of D21
The unsold units run from $1,473,000 to $5,308,000, at $2,508 to $3,332 psf. Read that as the range of what is left rather than what the project launched at.
Rank the 3 District 21 launches still selling by entry psf and 8@BT comes 2nd, at $2,508 against a median of $2,508. Below it: The Sen ($2,258). Entering higher: Nava Grove ($2,792).
The new launch price list puts these numbers side by side with every other project still selling.
My read
My view on 8@BT
The stock is not spread evenly. D2 (4 bedroom) accounts for 14 of the 34 unsold units at $3,996,000 to $4,459,000, which makes it the layout 8@BT is really selling right now.
At the other end, 6 layouts are down to one or two units. Those go without warning, so if one of them is what you want, ask me before you plan a viewing rather than after.
Its lease has been running since 2023. Completion is Q4 2027, so the first owners receive a lease with around 95 of its 99 years left — 4 years used up during construction.
Take-up at 8@BT is 78.8%, with 34 units still unsold. You get the comfort of a price the market has accepted and, for now, a genuine choice of floor and facing.
Price-wise it sits inside the D21 pack — $2,508 psf against a $2,508 median — so the project number will not make the case for you. The unit will.
Expected completion is 2027: close enough that the building is well advanced, far enough that you still buy from a plan.
The psf band is wide — $2,508 to $3,332, a spread of about 33%. That usually means the unsold stock still covers small and large units, or good and poor stacks. Averages are useless here; the specific unit is the whole decision.
It suits you if
you would rather buy after the market has tested the price but before the good stacks are gone, and Upper Bukit Timah / Clementi Park is where you want to live.
Skip it if
D21 is not where your life happens. A good price does not make up for a daily journey you dislike, and 2 other launches are selling nearby anyway.

How the developer pictures 8@BT
All 4 of these are artist's impressions released by the developer, not photographs. They show the project as drawn rather than as built.
Completion is filed as Q4 2027, so nothing here can be checked against the finished building yet. Read them for massing and orientation, which will not change, rather than for greenery and finishes, which may.
The developer released some of these without a description, and I have left those uncaptioned rather than invent one.

The remaining units were priced at $1,473,000 to $5,308,000, or $2,508 to $3,332 psf, on 22 October 2026. It describes leftover stock only, which is why it can rise even when the developer changes nothing.
The register showed 34 unsold out of 160 on 22 October 2026, i.e. 78.8% sold. Check with me for today's count; it only goes one way.

It is 99-year leasehold, with the lease running from 2023. Of the 3 new launches still selling in D21, 0 are freehold or 999-year.
Expected 2027 on the register; the developer's record says Q4 2027. You buy off a plan and wait, with progressive payments through the build.
District 21, which covers Upper Bukit Timah / Clementi Park, in the Rest of Central Region. 2 other launches are selling there too.
Its entry psf is in line with the rest of D21, so the project-level number will not decide it for you. With 34 of 160 unsold you still have a real choice of unit. I would answer that unit by unit rather than for the whole project — tell me what you are looking at.
