My take

The honest read on Dunearn Road GLS

The number that stands out here is not the price — it is the plot ratio. 204,962 sq ft of land carrying about 328,000 sq ft of floor area is a plot ratio of roughly 1.60. In the Core Central Region that is very low. Almost every prime new launch in Singapore is a tower; this will not be.

Low density on the Bukit Timah corridor is a deliberate planning choice, and it is the same logic that shapes the Holland Plain parcels a few kilometres away. It produces projects that feel like large landed enclaves rather than vertical estates — more ground plane, more landscaping, fewer neighbours.

Wing Tai is the developer to know here. It has built some of Singapore's better-regarded residential projects — The Crest, Le Nouvel Ardmore, Nouvel 18, The Tembusu — and its house style is design-led in a way that most volume developers are not. If you care about how a building is put together rather than how many facilities it lists, Wing Tai is a name worth paying attention to. Metro Holdings joins as the balance-sheet partner, as it has on other recent Singapore sites.

The commercial component is the unusual part. A low-density Bukit Timah site with shops attached suggests something closer to a neighbourhood centre than a mall — the kind of small retail parade that serves the immediate area. That is generally good for residents and neutral for resale.

What I would want to establish before committing: how much of the 328,000 sq ft of floor area is actually housing. At a low plot ratio, a meaningful commercial requirement takes a real bite out of the residential yield, and that changes the unit count and therefore the quantum quite a lot.

This suits you if you want the Bukit Timah address at genuinely low density, you value architecture and planning over facility count, and a Wing Tai project is something you would go out of your way to look at. The schools corridor and the Downtown Line make this a family address.

Skip it if you are yield-driven. Low density, Core Central Region land at $1,625 psf ppr and a family-weighted mix is not a rental play. Skip it too if you need certainty on the unit count and quantum now — on a low-density mixed-use site those land late.


Pricing

Dunearn Road price: Core Central Region land, low density

The developer has not released prices. What follows is an estimate built from the land bid, not a price list.

Wing Tai and Metro paid $533 million, or $1,625 psf ppr, awarded 4 May 2026. Among sites with a live launch window that places it fourth-highest, behind Peck Hay Road, Bukit Timah Road and River Valley Green.

Low-density projects usually cost more per square foot to build than towers: less repetition, more roof and facade per unit of floor area, more landscaping. My $700 psf Core Central Region assumption is if anything conservative for a project of this shape.

Two things this model cannot know: the unit mix, and how hard the developer wants to clear the first weekend. A mix weighted to compact units lifts the average psf without changing the maths above; a developer under ABSD time pressure prices at the bottom of the band and moves stock. When Wing Tai and Metro releases the real price list I will publish it here and leave this estimate visible next to it, right or wrong.


The site

The site: 204,962 sq ft at a plot ratio of 1.60

The parcel is 204,962 sq ft with an implied gross floor area of about 328,000 sq ft — a plot ratio of roughly 1.60, which is genuinely low for a Core Central Region site.

Part of that floor area is commercial. The split has not been published, so I have not converted the residential portion into a unit count or an average unit size. Doing that arithmetic on a mixed-use site produces a number that looks precise and means nothing.

What low density delivers physically: fewer storeys, more space between blocks, and a landscape budget that actually shows. It also means a smaller maintenance base, so expect monthly maintenance toward the higher end.

The unit mix, block count and facilities are not public yet. When the developer releases the e-brochure and floor plans I will publish them here rather than guess at them now.


Location

Where Dunearn Road GLS actually is

The site sits on Dunearn Road along the Bukit Timah corridor, in the Core Central Region belt that runs from Newton out toward King Albert Park. Dunearn and Bukit Timah Road run as a parallel pair here, with the canal and the Rail Corridor threading between them.

The Downtown Line serves the corridor at King Albert Park, Sixth Avenue and Tan Kah Kee. King Albert Park becomes a Cross Island Line interchange when CRL Phase 2 opens, targeted for 2032 — the same infrastructure story that shapes the nearby Holland Plain parcels.

This is Singapore's densest concentration of established schools, and it is the main reason families pay a premium for the corridor. P1 registration priority is decided at the 1 km and 2 km bands by a OneMap school-home distance query, so I publish those distances only once I have run them for the exact parcel — never from a marketing sheet.

Walking times are deliberately not published here. A station 400 m away on the map can be a 14-minute walk once you account for the actual footpath and the crossing. I measure each route on foot before the launch and publish the real figure then. Who is building it

Who is building it: Wing Tai and Metro Holdings

Wing Tai Holdings is one of Singapore's older listed developers and one of the few with a genuine design reputation. The Crest at Prince Charles Crescent, Le Nouvel Ardmore, Nouvel 18 and The Tembusu are the projects that made it — all of them architect-led, several of them by internationally known practices.

The trade-off with Wing Tai has historically been pace and price. It builds fewer projects, prices them confidently and is willing to hold stock rather than discount. If your plan depends on a soft opening phase, this is not the developer for it.

Metro Holdings is a listed Singapore group with a long history as a joint-venture partner on residential sites. It brings capital rather than a design point of view, which is the normal division of labour in this kind of pairing.

Buyer's Stamp Duty is payable by everyone. Additional Buyer's Stamp Duty depends on how many residential properties you already hold and on your residency: 20% for a citizen's second property, 30% for a third, and 60% for foreign buyers at 2026 rates. Singapore Permanent Residents pay 5% on a first property. Work out your number on the ABSD calculator before the showflat, not after.

  1. Preview. The showflat opens, usually for around two weeks. Walking in costs nothing, and registering for the e-application costs nothing and commits you to nothing.
  2. E-application and ballot. If registered buyers outnumber units, a ballot sets the order in which people pick. Ballot position is luck. Being registered in time is not.
  3. Booking day. Bring a cheque and an in-principle loan approval. Five percent secures the unit. Hesitation costs you your stack.
  4. Sale and Purchase. Within about nine weeks you sign the S&P and pay the next 15% in cash or CPF, plus stamp duties. Progressive payments follow construction from there.

There is no countdown on this page and there never will be. The only real deadline in a launch is the e-application window, and I will tell you the day it is announced.
