The Hillshore puts 59 units on 45,742 sq ft of land — 12.9 units for every 10,000 sq ft of site. That is low density for Singapore, and low density is the one amenity a developer cannot add later. It shows up as distance between blocks and as ground you can walk on.

The blocks are addressed 292 Pasir Panjang Road, filed as 2 blocks of 5 storey towers. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

My read

The honest read on The Hillshore

The stock is not spread evenly. B3 (3 bedroom) accounts for 4 of the 27 unsold units at $2,588,000 to $3,071,000, which makes it the layout The Hillshore is really selling right now.

44 of 59 units are still unsold, so The Hillshore is only 25.4% sold. Early in a launch you get the widest choice of stack, floor and facing, and you are also the one setting the benchmark rather than reading it. Ask what has actually transacted rather than what the price list says.

Against its own district it is unremarkable on price, which is not a criticism. Entry psf of $2,277 against a D5 median of $2,263 means the market has priced it in line with its neighbours, so your decision comes down to the specific unit rather than the project-level number.

Completion is 2027, so the wait is short by new-launch standards. You still buy off a plan rather than a finished unit, but the gap between paying and living in it is measured in a couple of years rather than five.

At 59 units this is a boutique block. Scarcity helps on exit and the maintenance is shared thinly, which usually means fewer facilities. Small projects also trade less often, so there is less price evidence to point at when you sell.

Tenure is the other thing worth weighing. This is freehold in a district where 4 of the 6 projects still selling are leasehold. Freehold holds value better over a long hold and costs more going in; whether that trade favours you depends entirely on how long you intend to keep it.

It suits you if

you want first choice of stack and facing, you can wait for completion, and you are comfortable being early rather than following the crowd.

Skip it if

the D5 location does not work for you. No amount of pricing fixes a commute you will resent, and there are 5 other projects selling in this district alone.

Completion is filed as Q3 2027, so nothing here has been built yet. The landscaping in particular is drawn at maturity, which is several years after handover. Block positions and distances between towers are fixed at this stage in a way that planting is not, so the site plan is the more reliable document.
