Developers sold 296 new private homes in September 2026: what a quiet third quarter means for buyers and sellers
September nearly doubled August, but more than four in five sales came from projects already on sale. Here is who sold, what is left on the shelf, and how I would use the numbers before the October launches.
The short version. Developers sold 296 new private homes in September 2026, excluding ECs, according to URA data released on Thu 15 Oct 2026. That is up 93% on August’s 153 and 16% on September 2025’s 255. Third-quarter sales came to 1,180, the lowest of 2026’s three quarters so far.
My read: September was a top-up month, carried by projects already on sale and one small Holland launch. It tells you buyers are still there. It does not tell you how October’s big launches will go.
My Q3 market wrap flagged these figures as the test of how quiet September was. The numbers below are URA’s; the sums, percentages and stock count are my arithmetic, and my views are labelled.

The numbers
How many new private homes were sold in September 2026?
URA counts 296 private homes sold by developers in September, plus 23 executive condo units, for 319 in all. Developers released 158 private units during the month, but the three projects that released them account for only 51 of the 296 sales. Most buyers picked from stock already on the market.

Every region rose on August. Against September 2025, the suburbs (OCR) did most of the work, while the city centre (CCR) was slightly lower even with a new launch in it.
In context
How does September compare with the rest of the year?
Monthly developer sales swing with the launch calendar, so one month means little alone. Here are the last 13.

Adding the months up: Q1 2026 came to 2,012, Q2 to 2,151 and Q3 to 1,180. Q3 2025 was 3,337, so this year’s third quarter was about 65% lower. From January to September, developers sold 5,343 homes, against 8,005 in the same nine months of 2025, a fall of about a third. These are sums of URA’s monthly figures (URA’s own Q2 count was 2,141); its official Q3 count comes on Fri 23 Oct 2026.
The projects
Which projects sold the most new homes in September 2026?
Eleven private projects sold nine or more units. Only two of them, Amberwood at Holland and Luxus Hills, released new units in September; the rest were selling stock launched earlier.

Terra Hill went from four sales in August to 32, the most of any project, and its September median of $2,209 psf was below August’s $2,291. The Sen doubled to 25. URA’s table does not say why a project’s pace changes, so I will not guess.
Amberwood at Holland held its VIP booking day on Sun 27 Sep, so its 24 sales of 70 units released came in the last few days of the month. Every one of them was a 3, 4 or 5-bedroom home, because that is the only mix the project offers. That is the only bedroom detail I can give: URA’s table has no bedroom field, and I have not guessed bedrooms from floor area.
Landed and ECs
Did landed homes and executive condos sell in September?
Landed. Developers sold 19 landed homes: 18 at a new phase of Luxus Hills in District 28, which released 65 units, and one at Pollen Collection II. Belgravia Ace added nine strata-landed sales. Lentor Gardens Residences, which URA classes as mixed strata-landed and non-landed, sold 22, and the table does not split them. Luxus Hills’ $3,455 median psf is not comparable with a condo’s; judge landed homes on total price and land size.
Executive condos. 23 EC units sold, against 18 in August. Most were at Coastal Cabana in Pasir Ris (19, at a median of $1,811 psf), with two at Rivelle Tampines and one each at Altura and Otto Place. No new EC units were released. For what is coming, see the EC launch pipeline.
Supply
How many unsold new launch units are left?
Adding up URA’s figures project by project, I count 3,613 private units released for sale but not yet sold at the end of September, down from 3,756 at the end of August. ECs had 145 left, down from 157. These counts are mine and cover only projects in URA’s developer sales table.
They also leave out units developers have not released yet. Two big ones sit in the September table with nothing released: Thomson Reserve with 1,268 units and Lucerne Grand with 570, which opened for sale on Sat 3 Oct, so its sales count in October. Together they are about half as large as all the unsold stock already on the market.
My read
What does September’s figure change for buyers and sellers?
Buying a new launch
At roughly 300 sales a month, the 3,600-odd released units will not vanish in a weekend. Outside the big launches you have time to compare remaining stacks, older launches included, on my new launch price list.
Selling a resale condo
September’s new-home competition was thin and spread across many projects. The fourth quarter is different: Lucerne Grand opened in October and Thomson Reserve is next, about 1,800 new units between them. If you are selling near either, price against them, not against last year. A valuation first helps.
HDB upgraders
The suburbs (OCR) took 125 of the 296 sales, more than in either comparison month. That is where most upgraders buy. My read is that demand there is steady rather than frantic, which suits a buyer who needs to sell a flat first and cannot move on launch day.
What I would not do with this number. A 93% rise from a low base is not a turning point, and a year-to-date fall of a third partly reflects a very busy August 2025. I am not forecasting prices from it. For price, URA’s Q3 flash index (+1.4%) is the better guide.

What happens next
I will update this page as each of these lands.
1. URA’s final Q3 figures, Fri 23 Oct 2026
The official quarterly count of new sales, and the final price index that replaces the 1.4% flash. If URA’s Q3 total differs from my 1,180, I will show both.
2. October developer sales, mid-November
This will capture Lucerne Grand’s launch weekend, the first big suburban test of the fourth quarter.
3. The rest of the pipeline
For the projects still to come this year and next, see the 2026 launch pipeline, and for regional price trends my CCR, RCR and OCR price guide. The September HDB side is in my September 2026 market report.
Questions people are asking me about new home sales
Developers sold 296 new private homes in September 2026, excluding executive condominiums, according to URA data released on 15 October 2026. That is up from 153 in August and 255 in September 2025. Developers also sold 23 EC units, so the total including ECs was 319.
Terra Hill on Yew Siang Road sold 32 units, the most of any project in URA's September table, at a median of $2,209 psf. The Sen sold 25 and Amberwood at Holland, the only new condo launch of the month, sold 24. Coastal Cabana sold 19 and led the EC projects.
URA's table shows Amberwood at Holland released 70 of its 212 units in September 2026 and sold 24 of them, at a median of $3,021 psf (lowest $2,852, highest $3,119). Its VIP booking day was Sunday 27 September, so this covers only the last few days of the month. The project has only 3, 4 and 5-bedroom units.
By my count from URA's September 2026 table, 3,613 private units had been released for sale but not sold at the end of September, down from 3,756 at the end of August. That excludes units developers have not yet released, including all 1,268 at Thomson Reserve and the 570 at Lucerne Grand, which opened in October.
Yes. URA's table shows 19 landed homes sold by developers in September 2026: 18 at Luxus Hills in District 28, which released 65 units that month, and one at Pollen Collection II. Nine strata-landed homes sold at Belgravia Ace. Lentor Gardens Residences, which URA classes as mixed strata-landed and non-landed, sold 22.
Not from URA. Its developer sales table has no bedroom field, so there is no official split into 1 to 5 bedrooms, and I have not guessed one from floor areas. The one exception is Amberwood at Holland, where all 24 September sales were 3, 4 or 5-bedroom units because that is the only mix the project has.
September's figures do not answer that on their own, and I will not forecast prices. What they show is that buyers took about 300 new homes in a month without a big launch, while about 3,600 released units stayed unsold. That means choice in existing projects, so compare a new launch's remaining stock against nearby resale prices before you commit.
