My take

The honest read on Dorset Road GLS

Put this site next to Chuan Grove in the north-east and you have the clearest lesson in the whole pipeline. Chuan Grove cost $1,331 psf ppr. Dorset Road cost $1,338. Seven dollars apart — and one is a suburban address on the Circle Line while the other is two North East Line stops from Dhoby Ghaut.

That is not a mispricing. It is what a small city-fringe parcel costs relative to a large suburban one, and it tells you something useful: on land cost alone, central is not always the premium people assume. What you give up is size. 430 units on 111,934 sq ft at a plot ratio near 3.50 is a dense, vertical project, and the units will average about 911 sq ft.

The ownership is the reassuring part. UOL, Singapore Land and Kheng Leong are effectively one family of companies — the Wee group — and between them they have built a very large share of Singapore's better mid-market and upper-mid residential stock. Avenue South Residence, Meyer House, The Watergardens and Pinetree Hill all come from that stable. You know what you are getting.

District 8 is a genuinely interesting address and an acquired taste. Farrer Park and the Serangoon Road corridor are dense, loud, food-heavy and unpolished — Little India next door, Mustafa around the corner, and City Square Mall as the sanitised option. People who love it really love it. People who wanted quiet do not last.

The investment case is straightforward: North East Line, city fringe, walkable to two stations, and a rental pool that includes both the medical cluster at Farrer Park Hospital and a steady expatriate population. Yield here has historically been better than in the prime districts, and the entry quantum on a 911 sq ft average is manageable.

This suits you if you want central-fringe access on the North East Line, you like dense, food-rich neighbourhoods, and you want a developer with a deep and boring track record rather than a new name. The yield case here is one of the better ones in the pipeline.

Skip it if you want space for the money. At the same land cost you could buy a materially larger suburban unit. Skip it too if the Serangoon Road corridor is not for you — walk it on a Sunday evening before you decide, not on a Tuesday morning.


Pricing

Dorset Road price: city-fringe land at a suburban price

The developer has not released prices. What follows is an estimate built from the land bid, not a price list.

The consortium paid $524.3 million, or $1,338 psf ppr, awarded 16 October 2025 — within seven dollars of the suburban Chuan Grove parcel.

I model Rest of Central Region construction at $600 psf: above the suburban figure because a dense city-fringe site means deeper basements, tighter site logistics and a higher finish expectation, and below the Core Central Region figure because this is not a prime-district specification.

My model. Land cost is fact; every other line is a stated assumption. Nothing here is a price list.

Two things this model cannot know: the unit mix, and how hard the developer wants to clear the first weekend. A mix weighted to compact units lifts the average psf without changing the maths above; a developer under ABSD time pressure prices at the bottom of the band and moves stock. When UOL and SingLand releases the real price list I will publish it here and leave this estimate visible next to it, right or wrong.


The site

The site: 430 units at a plot ratio near 3.50

The parcel is 111,934 sq ft with an implied gross floor area of about 391,854 sq ft — a plot ratio of roughly 3.50. Across 430 units that averages about 911 sq ft per home.

A plot ratio around 3.50 on a compact city-fringe parcel means towers. Expect one or two tall blocks with the facilities deck stacked rather than spread — a sky terrace instead of a lawn, a lap pool rather than three separate ones. That is the standard format for this kind of site and it is not a criticism, but it is a different living experience from a suburban condominium.

A 911 sq ft average in District 8 usually means a mix weighted to one- and two-bedroom units with a smaller band of three-bedrooms. That is what the rental market here absorbs. The developer has not published the mix and I will not guess at the counts.

The unit mix, block count and facilities are not public yet. When the developer releases the e-brochure and floor plans I will publish them here rather than guess at them now.


Location

Where Dorset Road GLS actually is

Dorset Road runs off Race Course Road in District 8, in the block bounded by Serangoon Road, Rangoon Road and the Farrer Park area. This is inner-city Singapore — shophouses, temples, five-foot ways and a very high density of food.

Farrer Park station on the North East Line is the anchor, with Little India one stop away giving the Downtown Line as well. Dhoby Ghaut is three stops; Chinatown and HarbourFront run the other way. For anyone who works in the CBD or at one-north via a change, this is a strong commute.

Daily life is City Square Mall for the supermarket and the cinema, Mustafa Centre for everything at any hour, Tekka Centre for the wet market, and the Serangoon Road corridor for food. Farrer Park Hospital and the surrounding medical suites sit within the same block. Green space is the weak point — this is a hard, urban address, and the nearest real park is a ride away.

Walking times are deliberately not published here. A station 400 m away on the map can be a 14-minute walk once you account for the actual footpath and the crossing. I measure each route on foot before the launch and publish the real figure then. Primary school distances are the same: they decide P1 ballot priority at the 1 km and 2 km bands, so they go up only after a OneMap school-home distance query, never from a marketing sheet.

Who is building it

Who is building it: UOL, Singapore Land and Kheng Leong

These three are effectively one group. UOL Group is the listed developer, Singapore Land Group is its listed property subsidiary, and Kheng Leong is the Wee family's private investment arm. When they bid together it is a balance-sheet arrangement, not a genuine three-way partnership of strangers.

The track record is one of the deepest in Singapore: Avenue South Residence, Meyer House, The Watergardens at Canberra, Pinetree Hill, Clavon and AMO Residence among the recent ones. The house style is consistent — competent, well-planned, rarely spectacular, and generally holding value on resale better than the market average.

What that means for you at the showflat: the layouts will be efficient and the finishes will be adequate rather than luxurious. UOL projects tend to reward buyers who care about plan efficiency and are indifferent to marble.

Buyer's Stamp Duty is payable by everyone. Additional Buyer's Stamp Duty depends on how many residential properties you already hold and on your residency: 20% for a citizen's second property, 30% for a third, and 60% for foreign buyers at 2026 rates. Singapore Permanent Residents pay 5% on a first property. Work out your number on the ABSD calculator before the showflat, not after.

The Chuan Grove comparison is the one to actually sit down with. Seven dollars per square foot of land separates a District 8 tower from a District 19 mid-rise. Whichever way you go, go knowing that the price difference you will see on the price list comes from the product, not the land.

  1. Preview. The showflat opens, usually for around two weeks. Walking in costs nothing, and registering for the e-application costs nothing and commits you to nothing.
  2. E-application and ballot. If registered buyers outnumber units, a ballot sets the order in which people pick. Ballot position is luck. Being registered in time is not.
  3. Booking day. Bring a cheque and an in-principle loan approval. Five percent secures the unit. Hesitation costs you your stack.
  4. Sale and Purchase. Within about nine weeks you sign the S&P and pay the next 15% in cash or CPF, plus stamp duties. Progressive payments follow construction from there.

There is no countdown on this page and there never will be. The only real deadline in a launch is the e-application window, and I will tell you the day it is announced.

For quiet and green space, it is one of the weaker ones. Walk the Serangoon Road corridor on a weekend before you decide — it is not a neighbourhood you can judge from a floor plan.
