The honest read on Duet @ Emily
The stock is not spread evenly. B1 (2 bedroom deluxe) accounts for 4 of the 15 unsold units at $1,657,000 to $1,836,000, which makes it the layout Duet @ Emily is really selling right now.
At the other end, 6 layouts are down to one or two units. Those go without warning, so if one of them is what you want, ask me before you plan a viewing rather than after.
17 of 20 units are still unsold, so Duet @ Emily is only 15.0% sold. Early in a launch you get the widest choice of stack, floor and facing, and you are also the one setting the benchmark rather than reading it. Ask what has actually transacted rather than what the price list says.
On price it is the cheapest entry in D9. $2,444 psf against a district median of $2,895 across 6 projects is a real gap, and gaps that size usually have a reason. Check the tenure, the unit count and which stacks the cheap units actually sit in before you treat it as a bargain.
Completion is 2028, so the wait is short by new-launch standards. You still buy off a plan rather than a finished unit, but the gap between paying and living in it is measured in a couple of years rather than five.
At 20 units this is a boutique block. Scarcity helps on exit and the maintenance is shared thinly, which usually means fewer facilities. Small projects also trade less often, so there is less price evidence to point at when you sell.
Tenure is the other thing worth weighing. This is freehold in a district where 4 of the 6 projects still selling are leasehold. Freehold holds value better over a long hold and costs more going in; whether that trade favours you depends entirely on how long you intend to keep it.

you want first choice of stack and facing, you can wait for completion, and you are comfortable being early rather than following the crowd.

the D9 location does not work for you. No amount of pricing fixes a commute you will resent, and there are 5 other projects selling in this district alone.

Completion is filed as Dec 2028, so nothing here has been built yet. The landscaping in particular is drawn at maturity, which is several years after handover. Block positions and distances between towers are fixed at this stage in a way that planting is not, so the site plan is the more reliable document.
The developer released some of these without a description, and I have left those uncaptioned rather than invent one.
