What is left
Pinetree Hill units still available
These are the unit types with stock left at Pinetree Hill, as filed by the developer. The last column is the one to read first — it tells you how much choice you actually have, which the headline count does not.
Balance units and prices as at 6 September 2026. These are the developer's own figures for unsold stock, read from the PropNex register on that date. Availability moves daily — message me for a live count before you commit to anything.
| Unit type | Size, sq ft | From | Left |
|---|---|---|---|
| Penthouse | 2874 | $7,971,000 | 1 of 1 |
Everything still unsold is the same type: penthouse, 2,874 sq ft, from $7,971,000. There is no other type to choose between — that is the whole of what is left.
The penthouse (1 left, 2,874 sq ft) is down to a single unit. Ask what is actually left before you plan a viewing; at this count the answer changes between the enquiry and the appointment.
By layout
Pinetree Hill price list by layout, as at 6 September 2026
Every layout the developer filed for Pinetree Hill, with the units built, the units still unsold and the price band against each. This is the closest thing to a published Pinetree Hill price list that exists, and it is the developer's own figure rather than a portal's estimate.
The range across layouts runs $1,406,000 to $7,971,000 — a factor of 5.7. At that spread the layout you choose decides the budget, and the floor you choose only adjusts it.
At this quantum the buyer pool is small and the units are not interchangeable, so a price band tells you less than usual. Two units of the same layout can be a long way apart on view and floor.
| Layout | Unit type | Price | Left |

| PH | Penthouse | $7,971,000 | 1 of 1 |

Layouts
Pinetree Hill floor plans, and which of them you can still buy
These are the 8 layouts the developer filed for Pinetree Hill, of which 1 still has unsold units. Each caption carries the developer's own layout code — that is the reference to quote when you ask me about a specific unit.
Only layout PH still has a unit against it, so read the rest as a record of what Pinetree Hill offered rather than as a menu. If a sold-out layout is the one you wanted, that tells you something useful about what to look for elsewhere.
The site
Pinetree Hill site plan: where the blocks sit and what faces what
Pinetree Hill puts 520 units on 242,561 sq ft of land — 21.4 units for every 10,000 sq ft of site. That is a fairly typical density for a project of this kind, so the thing to check on the plan is not how much space there is but where it has been put.
The blocks are addressed 30 Pine Grove, 32 Pine Grove and 36 Pine Grove, filed as residential highrise. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

Price
What Pinetree Hill costs, and how that compares
The unsold units run from $7,971,000 to $7,971,000, at $2,773 to $2,773 psf. Read that as the range of what is left rather than what the project launched at.
Across the 4 new launch projects still selling in D21, the median entry psf is $2,641 and the range runs $2,258 to $2,792. Pinetree Hill enters at $2,773.
For a wider view, the new launch price list carries the same figures for every project still selling in Singapore.
My read
The honest read on Pinetree Hill
There is one unit left at Pinetree Hill: a penthouse, the developer's layout PH, at $7,971,000. It is a one-off — the only unit of that layout in the project, which is usually why it is the one still standing.
Which means the question is not whether Pinetree Hill is worth buying in general. It is whether that one unit, at that one price, is worth it to you. If it is not, the project is closed and the comparison you actually want is with whatever else is selling in D21.
The lease started in 2022 and the project is due to complete in 2027 on the register, though the developer's own record says 3Q 2026. That is 5 years of a 99-year lease gone before anyone moves in, leaving roughly 94 years from handover. Worth checking against anything else you are comparing on the same tenure — the label is identical, the clock is not.
Start with the take-up. 99.8% of Pinetree Hill has sold, and 1 unit remains. Nobody is negotiating with you at this stage. The developer covered its costs long ago, and what is left is what every earlier buyer walked past. That is not automatically a bad unit, but you should want to know why it is still there before you sign.
Against its own district it is unremarkable on price, which is not a criticism. Entry psf of $2,773 against a D21 median of $2,641 means the market has priced it in line with its neighbours, so your decision comes down to the specific unit rather than the project-level number.
Completion is 2027, so the wait is short by new-launch standards. You still buy off a plan rather than a finished unit, but the gap between paying and living in it is measured in a couple of years rather than five.
Practically, that makes Pinetree Hill a one-unit decision: a penthouse at $7,971,000, or nothing. Judge it against the other large-format units on the market at that price rather than against the project's launch story.
It suits you if
a penthouse at $7,971,000 is what you were looking for anyway, and you would rather take a unit you can see than wait for a launch you cannot.
Skip it if
the penthouse that is left is not the size or the budget you came for. There is nothing else here to move to — one unit is the whole inventory.
Gallery
What Pinetree Hill is meant to look like
All 5 of these are artist's impressions released by the developer, not photographs. They show the project as drawn rather than as built.
Completion is filed as 3Q 2026, so nothing here has been built yet. The landscaping in particular is drawn at maturity, which is several years after handover. Block positions and distances between towers are fixed at this stage in a way that planting is not, so the site plan is the more reliable document.
The developer released some of these without a description, and I have left those uncaptioned rather than invent one.
Common questions
Pinetree Hill questions, answered plainly
As at 6 September 2026 the unsold units run from $7,971,000 to $7,971,000, at $2,773 to $2,773 psf. That is the range of what is still available, not the range the project launched at — once the cheapest units go, the bottom of the range rises without the developer changing a price.
1 of 520, so the project is 99.8% sold. That figure is from the PropNex register on 6 September 2026 and it moves. Message me for a live count before you commit to anything.
No. 1 unit is still unsold as at 6 September 2026, though at 99.8% sold it is close.
It is 99-year leasehold. Of the 4 new launches still selling in D21, 0 are freehold or 999-year.
Expected 2027. You buy off a plan and wait, with progressive payments through the build.
District 21, which covers Upper Bukit Timah / Clementi Park, in the Rest of Central Region.
Layout PH, a penthouse, at $7,971,000. It is the only unsold unit in the project as at 6 September 2026. 1 units of that layout were built. If it has gone by the time you read this, message me and I will tell you straight rather than leave the page up as bait.
Its entry psf is in line with the rest of D21, so the project-level number will not decide it for you. With 1 left you get no negotiation and little choice. The honest answer depends on which unit, and I would rather look at the actual stack with you than answer it in the abstract.
