Nava Grove site plan: where the blocks sit and what faces what

Nava Grove puts 552 units on 270,000 sq ft of land — 20.4 units for every 10,000 sq ft of site. That is a fairly typical density for a project of this kind, so the thing to check on the plan is not how much space there is but where it has been put.

The blocks are addressed 38, 40, 42 Pine Grove, filed as residential highrise. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

My read

The honest read on Nava Grove

There is one unit left at Nava Grove: a 2 bedroom + study, the developer's layout BS, at $2,204,000. That single unit is the entire remaining inventory: 46 units of the layout were built and 45 have sold.

Which means the question is not whether Nava Grove is worth buying in general. It is whether that one unit, at that one price, is worth it to you. If it is not, the project is closed and the comparison you actually want is with whatever else is selling in D21.

The lease started in 2024 and the project is due to complete in 14 November 2028. That is 4 years of a 99-year lease gone before anyone moves in, leaving roughly 95 years from handover. Worth checking against anything else you are comparing on the same tenure — the label is identical, the clock is not.

Start with the take-up. 99.8% of Nava Grove has sold, and 1 unit remains. Nobody is negotiating with you at this stage. The developer covered its costs long ago, and what is left is what every earlier buyer walked past. That is not automatically a bad unit, but you should want to know why it is still there before you sign.

It is also the most expensive entry in D21, at $2,792 psf against a median of $2,641. A premium is only worth paying for something you can point at. Work out what you are paying it for, because tenure is not the answer here.

Completion is 2028, so the wait is short by new-launch standards. You still buy off a plan rather than a finished unit, but the gap between paying and living in it is measured in a couple of years rather than five.

Practically, that makes Nava Grove a one-unit decision: a 2 bedroom + study at $2,204,000, or nothing. Judge it against the other stock of that size on the market at that price rather than against the project's launch story.

It suits you if

a 2 bedroom + study at $2,204,000 is what you were looking for anyway, and you would rather take a unit you can see than wait for a launch you cannot.

Skip it if

the 2 bedroom + study that is left is not the size or the budget you came for. There is nothing else here to move to — one unit is the whole inventory.

Completion is filed as 14 November 2028, so nothing here has been built yet. The landscaping in particular is drawn at maturity, which is several years after handover. Block positions and distances between towers are fixed at this stage in a way that planting is not, so the site plan is the more reliable document.

The developer released some of these without a description, and I have left those uncaptioned rather than invent one.
