What is left
Newport Residences units still available
These are the unit types with stock left at Newport Residences, as filed by the developer. The last column is the one to read first — it tells you how much choice you actually have, which the headline count does not.
Balance units and prices as at 6 September 2026. These are the developer's own figures for unsold stock, read from the PropNex register on that date. Availability moves daily — message me for a live count before you commit to anything.
| Unit type | Size, sq ft | From | Left |
|---|---|---|---|
| 1 Bedroom | 431-452 | $1,447,000 | 10 of 86 |
| 1 Bedroom + Study | 581 | $1,774,000 | 9 of 22 |
| 3 Bedroom | 980 | $3,548,000 | 2 of 7 |

| 4 Bedroom Premium | 2067 | $8,280,000 | 17 of 18 |
| Super Penthouse | 12960 | TBA | 1 of 1 |
17 of the 43 remaining units are 4 bedroom premium, at 2,067 sq ft from $8,280,000. That is the stock this project is really selling right now, whatever the brochure leads with.
The 3 bedroom (2 left, 980 sq ft) and super penthouse (1 left, 12,960 sq ft) are down to one or two units each. Ask what is actually left before you plan a viewing; at this count the answer changes between the enquiry and the appointment.
Note that 1 type here still shows every unit unsold, which usually means a layout released late or one the market has not taken to. Either is worth asking about.
By layout
Newport Residences price list by layout, as at 6 September 2026
Every layout the developer filed for Newport Residences, with the units built, the units still unsold and the price band against each. This is the closest thing to a published Newport Residences price list that exists, and it is the developer's own figure rather than a portal's estimate.
The range across layouts runs $1,475,000 to $9,960,000 — a factor of 6.8. At that spread the layout you choose decides the budget, and the floor you choose only adjusts it.
Where a band shows a single figure, one unit of that layout is left and that is its price. Where it is wide, the difference is floor level and facing rather than the layout.
| Layout | Unit type | Price | Left |
|---|---|---|---|
| D1 | 4 Bedroom Premium | $8,280,000 – $9,960,000 | 17 of 17 |
| A2 | 1 Bedroom | $1,509,000 | 9 of 35 |
| AS1 | 1 Bedroom + Study | $1,863,000 | 9 of 22 |
| CP1 | 3 Bedroom Premium | $3,912,000 | 4 of 15 |
| C1 | 3 Bedroom | $3,581,000 | 2 of 7 |
| A1 | 1 Bedroom | $1,475,000 | 1 of 13 |
| SPH | Super Penthouse | On application | 1 of 1 |
| A3 | 1 Bedroom | $1,588,000 | 0 of 21 |
Layouts
Newport Residences floor plans, and which of them you can still buy
These are the 7 layouts the developer filed for Newport Residences, of which 6 still have unsold units. Each caption carries the developer's own layout code — that is the reference to quote when you ask me about a specific unit.
Prices across these layouts spread widely, so the plan you pick moves the number more than the floor you pick does. Work out the layout first and the stack second.
The site
Newport Residences site plan: where the blocks sit and what faces what
Newport Residences puts 246 units on 54,801 sq ft of land — 44.9 units for every 10,000 sq ft of site. That is dense, which usually means towers rather than spread, shorter distances between facing blocks, and facilities that get busy at the same hours.
The blocks are addressed 80 Anson Road, filed as mixed development. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

My read
The honest read on Newport Residences
The stock is not spread evenly. D1 (4 bedroom premium) accounts for 17 of the 43 unsold units at $8,280,000 to $9,960,000, which makes it the layout Newport Residences is really selling right now.
At the other end, 3 layouts are down to one or two units. Those go without warning, so if one of them is what you want, ask me before you plan a viewing rather than after.
82.5% sold, 43 of 246 left. That is a project in the last stretch of its sales run. Pricing is set, discounts are unlikely, and the choice you have is narrowing rather than widening. If a specific stack matters to you, this is the point where waiting costs you the unit rather than the price.
It is also the most expensive entry in D2, at $3,053 psf against a median of $2,847. A premium is only worth paying for something you can point at. Here part of it is tenure — this is freehold in a district where most competition is leasehold.
Completion is 2027, so the wait is short by new-launch standards. You still buy off a plan rather than a finished unit, but the gap between paying and living in it is measured in a couple of years rather than five.
The psf band is wide — $3,053 to $8,000, a spread of about 162%. That usually means the unsold stock still covers small and large units, or good and poor stacks. Averages are useless here; the specific unit is the whole decision.
Tenure is the other thing worth weighing. This is freehold in a district where 1 of the 2 projects still selling are leasehold. Freehold holds value better over a long hold and costs more going in; whether that trade favours you depends entirely on how long you intend to keep it.
It suits you if
you want a reasonable choice of units without paying the premium the first buyers paid, and the D2 location works for how you actually live.
Skip it if
the D2 location does not work for you. No amount of pricing fixes a commute you will resent, and there are 1 other project selling in this district alone.
Gallery
What Newport Residences is meant to look like
All 5 of these are artist's impressions released by the developer, not photographs. They show the project as drawn rather than as built.
Completion is filed as 2H 2027, so nothing here has been built yet. The landscaping in particular is drawn at maturity, which is several years after handover. Block positions and distances between towers are fixed at this stage in a way that planting is not, so the site plan is the more reliable document.
The developer released some of these without a description, and I have left those uncaptioned rather than invent one.

As at 6 September 2026 the unsold units run from $1,447,000 to $103,680,000, at $3,053 to $8,000 psf. That is the range of what is still available, not the range the project launched at — once the cheapest units go, the bottom of the range rises without the developer changing a price.

No. 43 units are still unsold as at 6 September 2026.
It is freehold. Of the 2 new launches still selling in D2, 1 is freehold or 999-year.
Expected 2027. You buy off a plan and wait, with progressive payments through the build.
District 2, which covers Tanjong Pagar / Anson, in the Core Central Region.
It is the most expensive entry in D2 at $3,053 psf, so you are paying for something specific — make sure you can name it. With 43 of 246 unsold you still have a real choice of unit. The honest answer depends on which unit, and I would rather look at the actual stack with you than answer it in the abstract.
