The stock is not spread evenly. A3 (studio) accounts for 105 of the 256 unsold units at $1,404,000 to $1,697,000, which makes it the layout TMW Maxwell is really selling right now.
The lease started in 2023 and the project is due to complete in 1Q 2027. That is 4 years of a 99-year lease gone before anyone moves in, leaving roughly 95 years from handover. Worth checking against anything else you are comparing on the same tenure — the label is identical, the clock is not.
318 of 324 units are still unsold, so TMW Maxwell is only 1.9% sold. Early in a launch you get the widest choice of stack, floor and facing, and you are also the one setting the benchmark rather than reading it. Ask what has actually transacted rather than what the price list says.

Completion is filed as 1Q 2027, so nothing here has been built yet. The landscaping in particular is drawn at maturity, which is several years after handover. Block positions and distances between towers are fixed at this stage in a way that planting is not, so the site plan is the more reliable document.
