The blocks are addressed 802 Beach Road, filed as residential highrise. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

The honest read on Aurea
The stock is not spread evenly. D2 (4 bedroom premium) accounts for 7 of the 38 unsold units at $5,186,000 to $5,492,000, which makes it the layout Aurea is really selling right now.
At the other end, 2 layouts are down to one or two units. Those go without warning, so if one of them is what you want, ask me before you plan a viewing rather than after.
Aurea is 74.5% sold with 48 of 188 still available. That is the middle of a sales run, and it is usually the most comfortable place to buy: enough has sold that the market has passed judgement on the pricing, and enough is left that you still get a real choice of stack and floor.
Completion is 2029, which is a long wait. That suits an investor with somewhere to live and a buyer who wants today's price for a home they need later. It does not suit anyone who needs keys soon, and progressive payments mean you carry the loan through the build.
It suits you if
you want a reasonable choice of units without paying the premium the first buyers paid, and the D7 location works for how you actually live.
Skip it if
the D7 location does not work for you. No amount of pricing fixes a commute you will resent, and there are 0 other projects selling in this district alone.
