The honest read on Penrith

At this count you are not choosing between layouts, you are choosing between named units. Ask which floor and which facing each one is before you decide the layout matters — at the tail end, the stack usually matters more.
The lease started in 2024 and the project is due to complete in Apr 2031. That is 7 years of a 99-year lease gone before anyone moves in, leaving roughly 92 years from handover. Worth checking against anything else you are comparing on the same tenure — the label is identical, the clock is not.
Start with the take-up. 98.5% of Penrith has sold, and 7 units remain. Nobody is negotiating with you at this stage. The developer covered its costs long ago, and what is left is what every earlier buyer walked past. That is not automatically a bad unit, but you should want to know why it is still there before you sign.
