The blocks are addressed 811, 813, 815 Upper East Coast Road, filed as residential highrise. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

The honest read on Bagnall Haus

At this count you are not choosing between layouts, you are choosing between named units. Ask which floor and which facing each one is before you decide the layout matters — at the tail end, the stack usually matters more.

92.9% sold, 8 of 113 left. That is a project in the last stretch of its sales run. Pricing is set, discounts are unlikely, and the choice you have is narrowing rather than widening. If a specific stack matters to you, this is the point where waiting costs you the unit rather than the price.

On price it is the cheapest entry in D16. $2,506 psf against a district median of $2,549 across 2 projects is a real gap, and gaps that size usually have a reason. Check the tenure, the unit count and which stacks the cheap units actually sit in before you treat it as a bargain.

Completion is 2028, so the wait is short by new-launch standards. You still buy off a plan rather than a finished unit, but the gap between paying and living in it is measured in a couple of years rather than five.

At 113 units this is a boutique block. Scarcity helps on exit and the maintenance is shared thinly, which usually means fewer facilities. Small projects also trade less often, so there is less price evidence to point at when you sell.

Tenure is the other thing worth weighing. This is freehold in a district where 1 of the 2 projects still selling are leasehold. Freehold holds value better over a long hold and costs more going in; whether that trade favours you depends entirely on how long you intend to keep it.

It suits you if

you want a reasonable choice of units without paying the premium the first buyers paid, and the D16 location works for how you actually live.

Skip it if

the D16 location does not work for you. No amount of pricing fixes a commute you will resent, and there are 1 other project selling in this district alone.

All 5 of these are artist's impressions released by the developer, not photographs. They show the project as drawn rather than as built.

Completion is filed as Dec 2028, so nothing here has been built yet. The landscaping in particular is drawn at maturity, which is several years after handover. Block positions and distances between towers are fixed at this stage in a way that planting is not, so the site plan is the more reliable document.

The developer released some of these without a description, and I have left those uncaptioned rather than invent one.
