The honest read on Narra Residences
The stock is not spread evenly. B8S (2 bedroom with study) accounts for 74 of the 214 unsold units at $1,509,000 to $1,816,000, which makes it the layout Narra Residences is really selling right now.
321 of 540 units are still unsold, so Narra Residences is only 40.6% sold. Early in a launch you get the widest choice of stack, floor and facing, and you are also the one setting the benchmark rather than reading it. Ask what has actually transacted rather than what the price list says.
It is also the most expensive entry in D23, at $2,040 psf against a median of $1,943. A premium is only worth paying for something you can point at. Work out what you are paying it for, because tenure is not the answer here.
Completion is 2029, which is a long wait. That suits an investor with somewhere to live and a buyer who wants today's price for a home they need later. It does not suit anyone who needs keys soon, and progressive payments mean you carry the loan through the build.
With 321 units unsold you have genuine choice, which is rarer than it sounds. Most of what is still selling in the Outside Central Region is down to double digits. Use the choice: compare stacks and floors rather than taking the first unit that fits the budget.

you want first choice of stack and facing, you can wait for completion, and you are comfortable being early rather than following the crowd.
Skip it if
the D23 location does not work for you. No amount of pricing fixes a commute you will resent, and there are 1 other project selling in this district alone.
