The Myst: price, what is left, and who it suits

What is left
The Myst units still available
These are the unit types with stock left at The Myst, as filed by the developer. The last column is the one to read first — it tells you how much choice you actually have, which the headline count does not.
Balance units and prices as at 6 September 2026. These are the developer's own figures for unsold stock, read from the PropNex register on that date. Availability moves daily — message me for a live count before you commit to anything.
| Unit type | Size, sq ft | From | Left |

| 5 Bedroom | 1690-2034 | $3,626,000 | 3 of 23 |
6 of the 9 remaining units are 4 bedroom, at 1518-1851 sq ft from $3,246,000. That is the stock this project is really selling right now, whatever the brochure leads with.
By layout
The Myst price list by layout, as at 6 September 2026
Every layout the developer filed for The Myst, with the units built, the units still unsold and the price band against each. This is the closest thing to a published The Myst price list that exists, and it is the developer's own figure rather than a portal's estimate.
The range across layouts runs $998,000 to $3,822,000 — a factor of 3.8. At that spread the layout you choose decides the budget, and the floor you choose only adjusts it.
Where a band shows a single figure, one unit of that layout is left and that is its price. Where it is wide, the difference is floor level and facing rather than the layout.
| Layout | Unit type | Price | Left |
|---|---|---|---|
| D2 | 4 Bedroom | $2,881,000 – $3,285,000 | 4 of 44 |
| D2(d) | 4 Bedroom | $3,415,000 – $3,429,000 | 2 of 2 |
| E1 | 5 Bedroom | $3,196,000 – $3,660,000 | 2 of 22 |
| E1(d) | 5 Bedroom | $3,822,000 | 1 of 1 |
| A1S | 1 Bedroom + Study | $1,241,000 | 0 of 22 |
| A1S(d) | 1 Bedroom + Study | $1,342,000 | 0 of 1 |

Layouts
The Myst floor plans, and which of them you can still buy
These are the 8 layouts the developer filed for The Myst, of which 4 still have unsold units. Each caption carries the developer's own layout code — that is the reference to quote when you ask me about a specific unit.
A plan tells you the shape; it does not tell you the outlook, the afternoon sun or what the unit above is doing. Ask me those before you fall for a layout.
The site
The Myst site plan: where the blocks sit and what faces what
The Myst puts 408 units on 179,008 sq ft of land — 22.8 units for every 10,000 sq ft of site. That is a fairly typical density for a project of this kind, so the thing to check on the plan is not how much space there is but where it has been put.
The blocks are addressed 800/802 Upper Bukit Timah Road, filed as 2 blocks of 24-storeys high. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

Price
What The Myst costs, and how that compares

Across the 2 new launch projects still selling in D23, the median entry psf is $1,943 and the range runs $1,845 to $2,040. The Myst enters at $1,845.
For a wider view, the new launch price list carries the same figures for every project still selling in Singapore.
My read
The honest read on The Myst
9 units remain at The Myst, across 4 layouts: D2 (4 bedroom, 4 left, $2,881,000 to $3,285,000); D2(d) (4 bedroom, 2 left, $3,415,000 to $3,429,000); E1 (5 bedroom, 2 left, $3,196,000 to $3,660,000); E1(d) (5 bedroom, 1 left, $3,822,000).
At this count you are not choosing between layouts, you are choosing between named units. Ask which floor and which facing each one is before you decide the layout matters — at the tail end, the stack usually matters more.
The lease started in 2023 and the project is due to complete in 2027 on the register, though the developer's own record says Est. 4Q 2026. That is 4 years of a 99-year lease gone before anyone moves in, leaving roughly 95 years from handover. Worth checking against anything else you are comparing on the same tenure — the label is identical, the clock is not.
Start with the take-up. 97.8% of The Myst has sold, and 9 units remain. Nobody is negotiating with you at this stage. The developer covered its costs long ago, and what is left is what every earlier buyer walked past. That is not automatically a bad unit, but you should want to know why it is still there before you sign.
On price it is the cheapest entry in D23. $1,845 psf against a district median of $1,943 across 2 projects is a real gap, and gaps that size usually have a reason. Check the tenure, the unit count and which stacks the cheap units actually sit in before you treat it as a bargain.
Completion is 2027, so the wait is short by new-launch standards. You still buy off a plan rather than a finished unit, but the gap between paying and living in it is measured in a couple of years rather than five.
It suits you if
you have found a specific unit you like, you are comfortable that the choice is limited to 9, and you would rather move on a finished decision than wait for the next launch.
Skip it if
you want a choice. With 9 units left you are choosing from what is there, not from what you want.

What The Myst is meant to look like
All 5 of these are artist's impressions released by the developer, not photographs. They show the project as drawn rather than as built.
Completion is filed as Est. 4Q 2026, so nothing here has been built yet. The landscaping in particular is drawn at maturity, which is several years after handover. Block positions and distances between towers are fixed at this stage in a way that planting is not, so the site plan is the more reliable document.
The developer released some of these without a description, and I have left those uncaptioned rather than invent one.

The Myst questions, answered plainly
As at 6 September 2026 the unsold units run from $3,246,000 to $3,822,000, at $1,845 to $2,166 psf. That is the range of what is still available, not the range the project launched at — once the cheapest units go, the bottom of the range rises without the developer changing a price.
9 of 408, so the project is 97.8% sold. That figure is from the PropNex register on 6 September 2026 and it moves. Message me for a live count before you commit to anything.

On price it is the cheapest entry of the 2 projects still selling in D23, at $1,845 psf against a $1,943 median. With 9 left you get no negotiation and little choice. The honest answer depends on which unit, and I would rather look at the actual stack with you than answer it in the abstract.
