My read
The honest read on Sora
The stock is not spread evenly. C2 (3 bedroom premium) accounts for 49 of the 170 unsold units at $2,351,000 to $2,694,000, which makes it the layout Sora is really selling right now.
The lease started in 2023 and the project is due to complete in 2028 on the register, though the developer's own record says Q4 2027. That is 5 years of a 99-year lease gone before anyone moves in, leaving roughly 94 years from handover. Worth checking against anything else you are comparing on the same tenure — the label is identical, the clock is not.
Sora is 53.2% sold with 206 of 440 still available. That is the middle of a sales run, and it is usually the most comfortable place to buy: enough has sold that the market has passed judgement on the pricing, and enough is left that you still get a real choice of stack and floor.
Against its own district it is unremarkable on price, which is not a criticism. Entry psf of $2,079 against a D22 median of $2,079 means the market has priced it in line with its neighbours, so your decision comes down to the specific unit rather than the project-level number.
Completion is 2028, so the wait is short by new-launch standards. You still buy off a plan rather than a finished unit, but the gap between paying and living in it is measured in a couple of years rather than five.

Completion is filed as Q4 2027, so nothing here has been built yet. The landscaping in particular is drawn at maturity, which is several years after handover. Block positions and distances between towers are fixed at this stage in a way that planting is not, so the site plan is the more reliable document.
The developer released some of these without a description, and I have left those uncaptioned rather than invent one.
