These are the unit types with stock left at Norwood Grand, as filed by the developer. The last column is the one to read first — it tells you how much choice you actually have, which the headline count does not.

By layout
Norwood Grand price list by layout, as at 6 September 2026
Every layout the developer filed for Norwood Grand, with the units built, the units still unsold and the price band against each. This is the closest thing to a published Norwood Grand price list that exists, and it is the developer's own figure rather than a portal's estimate.
The layouts sit close together on price, $2,674,000 to $2,877,000, so what separates them is space and orientation rather than cost. Pick on how you would live in it, then negotiate the stack.
Where a band shows a single figure, one unit of that layout is left and that is its price. Where it is wide, the difference is floor level and facing rather than the layout.

Layouts
Norwood Grand floor plans, and which of them you can still buy
These are the 8 layouts the developer filed for Norwood Grand, of which 4 still have unsold units. Each caption carries the developer's own layout code — that is the reference to quote when you ask me about a specific unit.
A plan tells you the shape; it does not tell you the outlook, the afternoon sun or what the unit above is doing. Ask me those before you fall for a layout.
The site
Norwood Grand site plan: where the blocks sit and what faces what
Norwood Grand puts 348 units on 155,351 sq ft of land — 22.4 units for every 10,000 sq ft of site. That is a fairly typical density for a project of this kind, so the thing to check on the plan is not how much space there is but where it has been put.
The blocks are addressed 2, 6, 8 and 10 Champions Way, filed as 4 blocks of 11-storey residential development with an early childhood development centre (ecdc). Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

Price
What Norwood Grand costs, and how that compares
The unsold units run from $2,643,000 to $2,877,000, at $2,003 to $2,163 psf. Read that as the range of what is left rather than what the project launched at.
It is the only new launch still selling in D25, so there is no local comparison to make. Across the Outside Central Region the median entry psf is $2,125.
For a wider view, the new launch price list carries the same figures for every project still selling in Singapore.
My read
The honest read on Norwood Grand
The stock is not spread evenly. D2PS (4 bedroom premium + study) accounts for 15 of the 22 unsold units at $2,786,000, which makes it the layout Norwood Grand is really selling right now.
At the other end, 2 layouts are down to one or two units. Those go without warning, so if one of them is what you want, ask me before you plan a viewing rather than after.
The lease started in 2023 and the project is due to complete in 2030 on the register, though the developer's own record says Aug 2026. That is 7 years of a 99-year lease gone before anyone moves in, leaving roughly 92 years from handover. Worth checking against anything else you are comparing on the same tenure — the label is identical, the clock is not.
93.7% sold, 22 of 348 left. That is a project in the last stretch of its sales run. Pricing is set, discounts are unlikely, and the choice you have is narrowing rather than widening. If a specific stack matters to you, this is the point where waiting costs you the unit rather than the price.
Completion is 2030, which is a long wait. That suits an investor with somewhere to live and a buyer who wants today's price for a home they need later. It does not suit anyone who needs keys soon, and progressive payments mean you carry the loan through the build.
One detail in the numbers. The remaining units span only $2,003 to $2,163 psf, a band of about 8%. A range that tight usually means what is left is one or two layouts rather than a spread across the project, so expect the choice to be narrower than the unit count suggests.
It suits you if
you want a reasonable choice of units without paying the premium the first buyers paid, and the D25 location works for how you actually live.
Skip it if
the D25 location does not work for you. No amount of pricing fixes a commute you will resent, and there are 0 other projects selling in this district alone.

What Norwood Grand is meant to look like
All 5 of these are artist's impressions released by the developer, not photographs. They show the project as drawn rather than as built.
Completion is still years out, which means everything here is a drawing of a decision, not a record of one. Specifications can change before handover. Read the renders for layout and orientation, and take the finishes as a statement of intent.
Common questions
Norwood Grand questions, answered plainly
As at 6 September 2026 the unsold units run from $2,643,000 to $2,877,000, at $2,003 to $2,163 psf. That is the range of what is still available, not the range the project launched at — once the cheapest units go, the bottom of the range rises without the developer changing a price.
22 of 348, so the project is 93.7% sold. That figure is from the PropNex register on 6 September 2026 and it moves. Message me for a live count before you commit to anything.
No. 22 units are still unsold as at 6 September 2026.
It is 99-year leasehold.
Expected 2030. You buy off a plan and wait, with progressive payments through the build.
District 25, which covers Woodlands / Admiralty, in the Outside Central Region.
Its entry psf is in line with the rest of D25, so the project-level number will not decide it for you. With 22 of 348 unsold you still have a real choice of unit. The honest answer depends on which unit, and I would rather look at the actual stack with you than answer it in the abstract.
