Springleaf Residence puts 940 units on 344,700 sq ft of land — 27.3 units for every 10,000 sq ft of site. That is a fairly typical density for a project of this kind, so the thing to check on the plan is not how much space there is but where it has been put.

The blocks are addressed Blk 811, 813, 815, 817, 819, 821 Upper Thomson Road, filed as residential highrise. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

My read

The honest read on Springleaf Residence

The stock is not spread evenly. E1 (5 bedroom) accounts for 8 of the 16 unsold units at $3,506,000, which makes it the layout Springleaf Residence is really selling right now.

At the other end, 2 layouts are down to one or two units. Those go without warning, so if one of them is what you want, ask me before you plan a viewing rather than after.

The lease started in 2024 and the project is due to complete in 2H 2029. That is 5 years of a 99-year lease gone before anyone moves in, leaving roughly 94 years from handover. Worth checking against anything else you are comparing on the same tenure — the label is identical, the clock is not.

Start with the take-up. 98.3% of Springleaf Residence has sold, and 16 units remain. Nobody is negotiating with you at this stage. The developer covered its costs long ago, and what is left is what every earlier buyer walked past. That is not automatically a bad unit, but you should want to know why it is still there before you sign.

Against its own district it is unremarkable on price, which is not a criticism. Entry psf of $2,170 against a D26 median of $2,231 means the market has priced it in line with its neighbours, so your decision comes down to the specific unit rather than the project-level number.

Completion is 2029, which is a long wait. That suits an investor with somewhere to live and a buyer who wants today's price for a home they need later. It does not suit anyone who needs keys soon, and progressive payments mean you carry the loan through the build.

At 940 units this is a big project, and scale cuts both ways. You get the full facilities deck and a maintenance base large enough to carry it. You also get several hundred neighbours holding layouts identical to yours, which is who you compete with when you come to sell or rent.

It suits you if

you have found a specific unit you like, you are comfortable that the choice is limited to 16, and you would rather move on a finished decision than wait for the next launch.

Skip it if

you want a choice. With 16 units left you are choosing from what is there, not from what you want.
