The Shorefront is a 23-unit 999-year leasehold condominium in D17 (Changi / Loyang), in the Outside Central Region. As at 6 September 2026, 7 units are unsold and the project is 69.6% sold. What is left runs from $1,555,000 to $2,938,000, at $1,869 to $2,006 psf.

At $1,869 psf, the bottom of its range is the cheapest of the 2 new launches still selling in D17, where the median is $1,929.

The The Shorefront site plan

The Shorefront puts 23 units on 15,922 sq ft of land — 14.4 units for every 10,000 sq ft of site. That is low density for Singapore, and low density is the one amenity a developer cannot add later. It shows up as distance between blocks and as ground you can walk on.

The blocks are addressed 165 Jalan Loyang Besar, filed as apartment. Find the stack you are being shown on the plan before you visit, then ask what sits on the other side of the boundary — the drawing stops at the fence line, and what matters is often just past it.

My read

The honest read on The Shorefront

7 units remain at The Shorefront, across 6 layouts: B2 (3 bedroom + utility, 2 left, $1,800,000 to $1,840,000); B2-a (3 bedroom + utility, 1 left, $1,825,000); A1 (2 bedroom + utility, 1 left, $1,534,000 to $1,555,000); A2 (2 bedroom + utility, 1 left, $1,567,000 to $1,622,000); B1 1 (3 bedroom + utility 2, 1 left, $1,943,000); C2-PH (4 bedroom + utility, 1 left, $2,938,000).

At this count you are not choosing between layouts, you are choosing between named units. Ask which floor and which facing each one is before you decide the layout matters — at the tail end, the stack usually matters more.

The Shorefront is 69.6% sold with 7 of 23 still available. That is the middle of a sales run, and it is usually the most comfortable place to buy: enough has sold that the market has passed judgement on the pricing, and enough is left that you still get a real choice of stack and floor.

On price it is the cheapest entry in D17. $1,869 psf against a district median of $1,929 across 2 projects is a real gap, and gaps that size usually have a reason. Check the tenure, the unit count and which stacks the cheap units actually sit in before you treat it as a bargain.

It is built. You can view the actual unit, stand in the actual room and move in, rather than buying from a floor plan and waiting. Most projects still selling hand you a completion date years out. If you are paying rent while you wait, that difference is real money.

At 23 units this is a boutique block. Scarcity helps on exit and the maintenance is shared thinly, which usually means fewer facilities. Small projects also trade less often, so there is less price evidence to point at when you sell.

One detail in the numbers. The remaining units span only $1,869 to $2,006 psf, a band of about 7%. A range that tight usually means what is left is one or two layouts rather than a spread across the project, so expect the choice to be narrower than the unit count suggests.

It suits you if

you want a reasonable choice of units without paying the premium the first buyers paid, and the D17 location works for how you actually live.

Skip it if

the D17 location does not work for you. No amount of pricing fixes a commute you will resent, and there are 1 other project selling in this district alone.
